Yeongdeungpo-gu Approves Yeouido Daegyo Apartment Reconstruction Implementation Plan in Record Time

First Fast-Track Integrated Planning Advisory Project
Expansion of Living Infrastructure Including Swimming Pool and Daycare Center

Yeongdeungpo-gu in Seoul (District Mayor Choi Hokwon) has approved the implementation plan for the reconstruction of the Yeouido Daegyo Apartment complex, accelerating efforts to improve the residential environment.


This approval was granted in less than a year since the maintenance plan was finalized in September of last year, demonstrating the overwhelming speed expected from the very first 'Fast-Track Integrated Planning Advisory Project' site. By streamlining procedures through public-private cooperation, the district has significantly shortened the approval process, which used to take an average of over 10 years. Yeongdeungpo-gu is being recognized as a model case for realizing the goal of 'balanced cooperation and rapid progress' in the Fast-Track Integrated Planning Advisory Project.

Yeouido Daegyo Apartment, an aging complex completed in 1975, will be transformed into a future-oriented luxury residential complex through this reconstruction. The new development will cover a land area of 26,869 square meters, featuring four buildings up to 49 stories high and a total of 912 units. The zoning will be upgraded from Type 3 General Residential to Semi-Residential, with a floor area ratio of 469.99%.


Within the complex, a variety of living infrastructure will be established, including a 9,847-square-meter multi-purpose cultural and sports facility equipped with a swimming pool and gymnasium, a 1,718-square-meter daycare center, and a 1,970-square-meter youth-exclusive space. In addition, 146 units of public rental housing will be provided to support housing stability for vulnerable groups and strengthen the self-sufficiency of the area by enabling residents to live close to their workplaces in the city center.


Jung Heeseon, head of the residents' association, stated, "Daegyo Apartment is the first project under Seoul's Fast-Track Integrated Planning Advisory, and has achieved unprecedented speed, with the maintenance plan being announced just seven months after the association was formed and the implementation plan approved within eleven months. This will mark a new starting point for urban regeneration in Seoul." Jung added, "This achievement is the result of consensus and trust, the active support from the district office and Seoul Metropolitan Government, and the agreement of each and every association member."


The district office plans to make the related documents available for public viewing at the Housing Projects Division after the official announcement of the implementation plan approval on September 4.


Choi Hokwon, Mayor of Yeongdeungpo-gu, said, "Yeouido Daegyo Apartment is a model case that demonstrates the achievements of the Fast-Track Integrated Planning Project," and added, "Building on this success, we will spare no administrative support and cooperation to ensure that reconstruction and redevelopment projects throughout Yeongdeungpo progress swiftly."
