Benefits from Citizens Park Promotion District and Bujeon Station Development... Expectations Rise for "Seomyeon Urbancent Daesang"

The Seomyeon area, which is considered the main commercial district and central hub of Busan, is rapidly transforming into a residential center as large-scale housing developments accelerate. As a result, there is growing interest among potential buyers in "Seomyeon Urbancent Daesang," which is scheduled to be launched in September within the Seomyeon living zone.


The downtown Seomyeon area is transitioning from a traditional commercial district to a mixed-use residential town. In particular, the redevelopment of the "Busan Citizens Park Redevelopment Promotion District" is progressing actively, with Promotion Zone 1, Zone 2-1, and Zone 3 having completed management and disposition plan approvals. The area is expected to be reorganized into a new residential town with approximately 9,000 households. Centered around Busan Citizens Park, this district is drawing attention as a premium residential area that harmonizes nature, relaxation, and living.


In addition, redevelopment of Gaya Zones 1 and 4 along Gayadaero, as well as the mixed-use residential and commercial development on the nearby Gaya Homeplus site, are underway. These consecutive development projects are expected to restore residential functions in the aging downtown area and significantly improve convenience and quality of life for residents.


Meanwhile, transportation infrastructure in Seomyeon is also being rapidly expanded, further fueling expectations for value appreciation. In particular, the development of the Bujeon Station Complex Transfer Center, the Bujeon-Masan double-track railway, the Busan-type express railway (BuTX), and the plan for KTX Gyeongbu Line trains to stop at Bujeon Station are all progressing actively. These transportation upgrades are positioning Seomyeon as a key hub for regional transit. Such favorable developments are expanding the living zone and increasing demand for proximity between home and workplace, thereby strengthening the area's residential competitiveness.


These expectations are being reflected in actual transaction prices. According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, a 84m² unit at "Ssangyong Sweet Dot Home Sky" in Buam-dong was sold for 510 million won (30th floor) in August, up more than 100 million won from 405 million won (2nd floor) a month earlier. Similarly, a 59m² unit at "Gaya Lotte Castle Gold Honor" in Gayadong rose from 580 million won (24th floor) in January this year to 625 million won (29th floor) in July, an increase of about 45 million won in six months.


The subscription market is also booming. "Seomyeon Summit The New," which was recently offered for sale, attracted a total of 2,790 applications despite its high-end positioning and premium pricing. The 84m²A type recorded a highest competition rate of 19.2 to 1, demonstrating strong demand.


■ Prime Location Closest to Seomyeon Infrastructure... Rising Interest in "Seomyeon Urbancent Daesang"

Amid this atmosphere, interest is intensifying in "Seomyeon Urbancent Daesang," which is scheduled for launch in September. Its closest location is being highlighted, and it is being evaluated as the optimal site where residents can enjoy both the premium of residential development and full access to infrastructure. Additionally, the project boasts a rare flat terrain in Busan, which is expected to make everyday living even more convenient.


"Seomyeon Urbancent Daesang" is located in Buam-dong, Busanjin-gu, Busan, and consists of five buildings ranging from three basement levels to a maximum of 46 above-ground floors. It will offer 762 apartment units (211 for general sale) with exclusive areas of 59-84m², and 69 officetel units with exclusive areas of 79 and 84m², for a total of 831 households.


As the project boasts the closest proximity to the Seomyeon living zone, residents will have easy access to abundant infrastructure. Within a 1km radius are Lotte Department Store, Lotte Mart, Emart Traders, Lotte Cinema, CGV, Busan Concert Hall, and Busan Citizens Park, which spans approximately 470,000m² (about 140,000 pyeong). In addition, Seomyeon's first advanced general hospital, On General Hospital, and the "Seomyeon Medical Street," which is home to numerous large medical institutions, are nearby, offering excellent medical accessibility.


Furthermore, the complex is a prime "super-station" location within 100 meters of Buam Station on Busan Subway Line 2. Seomyeon Station, an interchange for Lines 1 and 2, is about 500 meters away, providing outstanding transportation convenience. Bujeon Station, which is being developed as a major transportation hub with a complex transfer center, is also located within 1km, and residents are expected to benefit from this as well.


The educational environment is also excellent. Bujeon Elementary School and Seomyeon Middle School are within walking distance, and across from the complex are Global Village, which offers a variety of English learning programs, an English library, and a mathematics culture center.


A local real estate expert commented, "Seomyeon is no longer just a commercial district but is emerging as a downtown residential center where living, work, and transportation converge," adding, "'Seomyeon Urbancent Daesang' is regarded as a development with high future value at the heart of this transformation."


Meanwhile, the "Seomyeon Urbancent Daesang" model home is located in Sincheon-daero, Busanjin-gu, Busan, and is scheduled to open in September.
