Kolon Global announced that it will begin accepting non-priority subscription applications for 'Southeast Haneulchae Edique', which is being constructed in Bangseo-dong, Sangdang-gu, Cheongju, starting on Monday, August 18.
The complex will consist of seven buildings, ranging from three basement levels to 24 above-ground floors, with a total of 650 units. All units are designed as rare, exclusive 59㎡ residences. Notably, this non-priority subscription is open to applicants regardless of income or subscription savings account status, and is available to residents nationwide, which is expected to draw significant attention from genuine homebuyers. In addition, not only the head of a homeless household but also its members are eligible to apply, and there are no restrictions on winning multiple times. The winners will be announced on Friday, August 22, and contracts will be signed on Friday, August 29.
'Southeast Haneulchae Edique' is attracting attention for its supply price in the 300 million KRW range. As a public housing site subject to the price ceiling system, it is being praised for maintaining a stable, policy-based sale price despite the recent trend of rising prices. In fact, the sale price for this complex is maintained at 12.67 million KRW per 3.3㎡. Compared to recently launched J Complex (13.54 million KRW per 3.3㎡) and P Complex (14.23 million KRW per 3.3㎡), it offers the most affordable price.
There are signs of a price increase in the market as well. According to the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, in July, a 59㎡A unit at 'Cheongju Central Xi' in Sangdang-gu, Cheongju, was traded for 375 million KRW. This represents an increase of about 55 million KRW (17.19%) compared to the transaction price for the same size unit in February this year, which was 320 million KRW. Both the 59㎡B and 84㎡ units in the same complex also saw higher transaction prices compared to previous sales, supporting the analysis that local market prices are rebounding.
'Southeast Haneulchae Edique' also demonstrated its competitiveness in the previous general subscription round. According to Korea Real Estate Board's Subscription Home, the first-priority subscription for this complex, held on July 25, recorded an average competition ratio of 5.9 to 1 and a maximum of 8.2 to 1, drawing attention as the last public housing site with a price ceiling in Cheongju, North Chungcheong Province.
Currently, public housing supplies in Cheongju Technopolis and Cheongju Southeast District have been virtually completed, and future sales are expected to focus on private sites such as Uncheon Jugong, Sajik 1 District, and Gangseo Lotte.
The Cheongju Southeast District, where the complex is located, is a large-scale residential belt developed as a new town-type housing district, spanning approximately 2.06 million㎡ in Yongjeong-dong, Yongam-dong, Undong-dong, and Bangseo-dong, Sangdang-gu, Cheongju. About 15,000 households are moving in. While most complexes have already completed move-ins, 'Southeast Haneulchae Edique', as the last supply site, stands out for its immediate access to established living infrastructure.
Nearby the project site, Hanaro Mart (Cheongju branch) is close, and various lifestyle amenities such as Lotte Mart (Sangdang branch) and Lotte Cinema (Cheongju Yongam) are concentrated in the area, making it easy to visit nearby parks as well. In addition, Undong Elementary School, Undong Middle School, a planned public kindergarten, and Sangdang High School are located nearby, providing an excellent educational environment for children.
The product design also reflects the latest trends. Despite all units being 59㎡, each floor plan includes three bedrooms to maximize practicality.
