"Why Did This Happen in the Sauna?"... Residents of 2 Billion Won-Per-Pyeong Gangnam Apartment Stirred Again

Apartment Management: "Ban on Use and Compensation Claims to Be Enforced"

The management of Raemian One Bailey, a luxury apartment complex in Banpo-dong, Seocho-gu, Seoul, has launched an investigation after multiple incidents of excrement were discovered in the women’s sauna bath, which is part of the community facilities.

According to Raemian One Bailey on August 7, excrement was found four times in the women’s sauna bath between July 22 and August 3. The community management is currently investigating the incidents by reviewing sauna access records from the relevant time periods when the excrement was discovered.


The One Bailey community management announced, “The suspect will be banned from entering the sauna in the future. If caught, they will also be prohibited from using all community facilities and will be required to compensate for any damages related to the incident.”


Raemian One Bailey is one of the most expensive apartment complexes in South Korea, consisting of 23 buildings with 2,990 units, spanning from four basement floors to 35 above-ground floors. It was completed in August 2023. This year, a 59-square-meter unit was sold for 4.2 billion won, and an 84-square-meter unit was sold for 7 billion won, making headlines as the first time in Korea that the price per pyeong for a “standard unit” exceeded 200 million won.


Recently, a 116-square-meter unit in Raemian One Bailey was sold for 9.2 billion won, again achieving an actual transaction price of over 200 million won per pyeong. This is an increase of more than 1.2 billion won compared to the previous record high of 8 billion won.


Raemian One Bailey has especially drawn attention for its high-end community facilities. “The Brillia,” located in the central basement of the complex, includes a swimming pool, sauna, cafe, restaurant, fitness center, Pilates studio, GX room, and a screen golf range.


However, a series of incidents and accidents related to the community facilities have caused ongoing controversy. In April, all communal amenities such as shampoo and body wash provided in the sauna were withdrawn after repeated thefts and incidents where residents used them to do laundry inside the sauna.


There was also controversy over the employment of a male sauna attendant in the facility. The male sauna attendant had been employed on a monthly salary basis, but some residents protested, arguing that it was unfair for all residents to bear the cost when so few used the service. As a result, the attendant’s contract was terminated. It is reported that he had been employed as a sauna safety manager, earning a monthly salary of around 2 million won.
