Guri City to Revise District Unit Plan Establishment Guidelines

Supporting Rational Land Use and Urban Development

Guri City in Gyeonggi Province (Mayor Baek Kyunghyeon) announced on July 28 that it will proceed with the revision of the "Guri City District Unit Plan Establishment Guidelines" in order to set standards for public contributions and calculate development density, taking into account changes in urban conditions and regional characteristics.

The district unit plan is a plan designed to rationalize land use and to develop and manage it in a systematic and planned manner. Since 2014, when the authority to decide on district unit plans was delegated to the mayor, Guri City has been operating the "Guri City District Unit Plan Establishment Guidelines." The revision of these guidelines began on July 23 and is scheduled to be completed by the end of November.

This revision is a follow-up measure to the amendment of the "Guri City Urban Planning Ordinance," which raised the floor area ratio for Type 3 General Residential Areas from 270% to up to the legal maximum of 300%. The aim is to ensure fairness in the city and to facilitate smooth implementation of housing projects. Accordingly, the city plans to revise the standards for development density in areas where upgrading of residential area types is possible, the standards for securing infrastructure according to development density, and the methods and recognized scope of providing public contributions for the installation of public facilities.

Baek Kyunghyeon, Mayor of Guri City, stated, "The district unit plan is a plan to efficiently develop and improve urban spaces. Through this revision, we will strive to create a city plan where rational land use, sufficient infrastructure, and harmonious building plans are established, so that Guri can become a better city for its citizens to live in."
