Simultaneous Sale of Commercial Facilities Within the Complex
Recently, Gangseo-gu in Busan decided to significantly expand the range of business types permitted to move into the knowledge industry center being established in Eco Delta City, taking into account the characteristics of the local industry. Previously, the center was limited to attracting a variety of knowledge-based industries such as manufacturing, information and communication, design, and research and development as a complex business facility. However, with this expansion, a total of 15 future-oriented industries, including OEM manufacturing, general and specialized construction, legal services, accounting and tax services, video and audio production, information services, road freight transport services, and smart farms, will now be eligible to move in.
In particular, with the inclusion of research and development-focused companies, IT-based service industries such as smart farms, and knowledge service industries such as legal, accounting, and tax services, the knowledge industry center is expected to evolve beyond a simple workspace to serve as a hub for an innovation ecosystem. This is anticipated to enhance corporate competitiveness and revitalize the local economy in line with the era of the Fourth Industrial Revolution. At the same time, it is expected to attract promising companies with technological capabilities to the area and contribute to job creation within the region.
- Maximizing spatial efficiency with various hybrid configurations and eco-friendly specialized designs optimized for companies
The center will offer the optimal office environment, with a variable floor plan design that allows for a wide range of sizes and layouts, from small to large, expanding options for small businesses and startups as well as offices for mid-sized companies. In particular, the business-type knowledge industry center is designed mainly for small-scale units, making it accessible for investment. The variable floor plan can be combined according to required space, enabling expansion into various workspaces tailored to corporate needs. Therefore, it provides the advantage of being an optimal office environment that can be used by a wide variety of companies, including one-person startups, venture companies, and small to medium-sized enterprises.
Additionally, to enhance spatial and work efficiency, the basement level 1 will be equipped with seminar rooms for lectures, meetings, and various work-related programs and content, as well as a studio for corporate and product promotional photos and video shoots (including YouTube). An open meeting room will be placed in the first-floor lobby, and shared meeting rooms will be available on floors 2 through 8. A fitness center and shower facilities will also be installed on basement level 1.
Furthermore, shared storage will be provided on basement levels 1 and 2 for storing items that are difficult to keep inside factories, allowing for more efficient use of space. To ensure a pleasant work environment, a sunken garden and lounge will be created on basement level 1, a break lounge on the 6th floor, and rooftop gardens on the 6th floor and rooftop level.
- First in Busan, "Concierge Service and Advanced Smart Platform" for tenant companies
'Eco Delta City Bando Ivy Planet' offers greater convenience in business operations through a comprehensive smart platform. The smart platform app allows users to reserve shared meeting rooms and multipurpose rooms, pre-register visitors and vehicles, and check the status of knowledge industry center facilities, thereby maximizing work efficiency.
It also enables reservation, payment, and status checks for community facilities, as well as management fee inquiries and usage history checks for added convenience. The platform also serves as a life support center, providing functions such as center notices, civil complaint applications, data room access, tenant surveys, and a communication space for tenants.
Additionally, a variety of concierge services will be provided, including business support, executive-exclusive reservations, recommendations, protocol, and leisure and cultural information services, further enhancing tenant convenience and satisfaction.
- Simultaneous sale of commercial facilities within the knowledge industry center complex
The complex will feature a total of 82 commercial units within 'Eco Delta City Bando Ivy Planet', which will exclusively absorb the internal demand of tenants. All units are located on the first floor frontage, ensuring excellent visibility and accessibility, and ceiling heights have been increased to 4.8m to 5.4m for a greater sense of openness. Special financial benefits are also noteworthy. The burden on buyers has been reduced through various benefits, including a 10% down payment, interest-free installment payments, and secure rental support.
The sales manager at Bando Construction stated, "'Eco Delta City Bando Ivy Planet' has achieved successful sales results as the first manufacturing-type knowledge industry center equipped with the three key factors of 'proximity to transportation hubs, strong demand base, and future value.' The newly introduced business-type product is also attracting high interest as it is designed to maximize business efficiency," expressing strong confidence.
Meanwhile, 'Eco Delta City Bando Ivy Planet', the largest in Busan, consists of a total of 1,128 units and 82 neighborhood living facilities, with both the knowledge industry center and the commercial facilities within the complex currently on sale.
