Samsung C&T Engineering & Construction Group, which is competing for the construction rights of the Gaepo Woosung 7th Complex, announced on July 21 that it has opened an official exhibition hall in Irwon-dong, Gangnam-gu, Seoul.
Samsung C&T is highlighting its innovative design proposal and outstanding business conditions, emphasizing three key points: low member contributions, rapid project progress, and high brand value.
The exhibition hall features a 1/120 scale model of 'Raemian Lumiwon.' Visitors can see the distinctive curved design that symbolizes the gateway of light, and a video presenting the project proposal is also shown. There is also a consultation area where visitors can get answers to their questions.
Samsung C&T has proposed a design plan with an innovative exterior, created in collaboration with the global design group ARCADIS.
The layout of 10 buildings arranged in two rows minimizes inter-building interference and maximizes the comfort of the complex, while securing open views for 777 households. All members can enjoy views of Yangjaecheon, Tancheon, and Daemosan, which are excellent natural surroundings. The private terrace design will be applied to 788 households and is a premium benefit provided to all members.
Another major differentiator is the 100% south-facing arrangement and the ability for all members to select specialized units with at least five bays. The service area, which can be expanded for practical use, averages 43.3 square meters per household, the largest in the Gaepo area.
The community area totals 13,970 square meters, providing 12.5 square meters per household?the largest in Gaepo. The atrium community, which will be built four floors underground and rise 22 meters high, offers a new paradigm for underground spaces.
Samsung C&T has proposed an optimal construction cost of 8.689 million KRW per 3.3 square meters, which is 111,000 KRW lower than the union's estimated construction cost of 8.8 million KRW per 3.3 square meters, thereby reducing the financial burden on members.
Based on the optimal alternative design, the company has proposed a significantly reduced construction period of 43 months, which will help lower member contributions and financing costs, providing tangible benefits to the members.
The company has proposed a sales area of 132,400 square meters, which is 3,484 square meters larger than the union's original plan of 128,916 square meters. This will greatly increase the union's sales revenue and reduce the minimum contribution per member household by at least 110 million KRW.
Samsung C&T will also cover up to 10 billion KRW of any construction cost increases due to price fluctuations prior to the start of construction, further reducing the burden on members.
In addition, 1:1 consultations and other services are being provided to address members’ questions about Samsung C&T’s various product proposals and specific business conditions.
The exhibition hall will be open until August 22, the day before the contractor general assembly. It will operate in four time slots each on weekdays and weekends. Members with advance reservations may visit.
