Designation of Redevelopment Zone Achieved Just Three Months After Advisory Completion
Myeongil Shindonga Apartment, located near Godeok Station on Line 5 in Gangdong-gu, Seoul, will be redeveloped into a new apartment complex with up to 49 floors and 947 units.
On July 20, Seoul City announced that the 7th Urban Planning Committee and the delegated subcommittee for expedited integrated planning had approved, with amendments, the redevelopment plan decision, designation of the redevelopment zone, and landscape review for the Myeongil Shindonga Apartment reconstruction project in Gangdong-gu.
Myeongil Shindonga Apartment was completed in 1986 and currently consists of 570 units. To the east of the site is a commercial area with private educational institutes, and to the west is Wonteo Neighborhood Park. The area is also well-regarded for its residential environment thanks to cultural and medical infrastructure such as Gangdong Kyunghee University Hospital and Gangdong Arts Center. Previously, in April, this complex completed Seoul City's expedited integrated planning advisory project.
After reconstruction, the site will be transformed into a residential complex with a floor area ratio of up to 300%, a maximum height of 49 floors (under 160 meters), and eight buildings with 947 units, including 135 public housing units. The width of Godeok-ro, located to the north of the complex, is expected to be expanded by 5 meters from the current 25 meters to improve traffic flow. Public pedestrian pathways will be established in the east-west direction to connect the Wonteo Neighborhood Park walking trail with the commercial plaza, which sees heavy foot traffic from local residents, thereby enhancing pedestrian accessibility.
In addition, the plan includes placing a continuous row of commercial buildings along the intersection at Godeok Station and the current commercial area to revitalize the streetscape of both Godeok Station and Godeok-ro 62-gil. The overall building layout will feature a gradual increase in height from the outer edges toward the center of the complex, creating a dynamic skyline.
Choi Jinseok, Director of Housing for Seoul City, stated, "It is expected that approximately 5,900 housing units will be created across five complexes in the Myeongil-dong area in the future, contributing to the activation of housing supply. We will actively support the area’s reconstruction projects so that high-quality residential complexes can be developed swiftly."
