Recently, Cheongna International City in Incheon has been receiving renewed attention in the real estate market.
This is due to the full-scale development of the International Business District, which is considered the core area of Cheongna International City and is now undergoing significant transformation. The Cheongna International Business District is being developed using a "mixed-use development" approach. Mixed-use development refers to an urban planning method where residential, business, commercial, cultural, and leisure spaces are organically integrated within a single area, allowing work and life to be naturally connected. In particular, areas in Korea where such mixed-use development has taken place have continued to see high rates of housing price increases.
The "Alphadom City" in Pangyo New Town, Seongnam, Gyeonggi Province, is cited as a representative example. There, urban development was carried out using a mixed-use approach, centering around a tech cluster with major IT companies and startups, and harmoniously integrating luxury department stores, hotels, media art spaces, and other diverse facilities.
According to the Ministry of Land, Infrastructure and Transport, in May of this year, a unit with an exclusive area of 84 square meters in "Baekhyeon Village Complex 6" in Baekhyeon-dong, Bundang-gu, which is part of Alphadom City, was sold for 2.15 billion won (19th floor), setting a new record. This is an increase of 400 million won compared to the actual transaction price of 1.75 billion won (20th floor) in May last year.
The Cheongna International Business District is being evaluated as having even higher future value. The district's blueprint includes developing a variety of spaces and designs, such as residential complexes, offices, and commercial facilities, harmoniously integrated on a 144,000-square-meter site in Cheongna 3-dong, with a total project cost of 1.7 trillion won.
In addition, several major projects are planned around the Cheongna International Business District, including Hana Dream Town (scheduled for 2026), Incheon Robot Land (scheduled for 2028), a medical complex town that will house research institutes of KAIST and Harvard Medical School (planned for 2029), a media and cultural complex (planned for 2029), and Cheongna City Tower (planned). Furthermore, the residential environment is expected to improve significantly with the opening of Starfield Cheongna, the largest mega mixed-use cultural shopping mall in Korea (scheduled for 2027), as well as Seoul Asan Cheongna Hospital (scheduled for 2029).
Amidst these developments, the first residential complex in the Cheongna International Business District is about to be launched, drawing significant attention. "Cheongna Peak One Prugio" is the project in question, and it is scheduled to be released in July.
"Cheongna Peak One Prugio" will be located on the B1 block of the business site in Cheongna-dong, Seo-gu, Incheon, within Cheongna International City. It will consist of four buildings, ranging from five basement levels to 49 above-ground floors, with a total of 1,056 units in exclusive areas of 84 square meters and 119 square meters. With a maximum height of 49 floors (for some units), it offers ocean views of the West Sea and city views of the International Finance District. It will be built as a residential officetel, the first in Incheon to feature balconies (service area).
"Peak One" signifies the one and only position at the peak (PEAK) of Cheongna International City, and is a brand that embodies the locational value of the Cheongna International Business District. It is attracting attention as a residential mixed-use complex where residents can enjoy the privileges of a fully completed international business district from the moment they move in.
"Cheongna Peak One Prugio" is a super-station area complex located about a five-minute walk from the International Business District Station on Seoul Subway Line 7 (tentative name, scheduled for 2027). In addition, several major transportation projects are underway, including the Third Yeonryuk Bridge (Incheon Airport~Cheongna, scheduled to open in 2025), the direct connection plan for Airport Railroad Line 9 (Incheon Airport~Cheongna~Yeouido~Sinnonhyeon), the undergrounding of the Gyeongin Expressway (construction to begin in 2029, planned opening in 2032), and the GTX-D and E double metropolitan express railways.
The educational environment is also noteworthy. Elementary and middle school sites are planned within about a five-minute walk from the complex, and Incheon Physical Education High School and Dalton Foreign School are located within a 1.5-kilometer radius. Dalton Foreign School, along with Chadwick International School in Songdo International City, is recognized for its excellent educational environment, as it is one of the few foreign schools in Korea where academic credentials are officially recognized.
The living infrastructure is also abundant. Starfield Cheongna (scheduled for 2027) is a 10-minute drive away, and Seoul Asan Cheongna Hospital (scheduled for 2029) is a seven-minute drive away. In addition, various living convenience facilities such as Costco, Homeplus, Lotte Mart, Munhak Park, Lake Park, Beach Park, and Sunset Park are also nearby.
The diverse community facilities are also noteworthy. "Cheongna Peak One Prugio" plans to offer a variety of amenities, including a fitness club, golf club, G/X, sauna, laundry lounge, greenery cafe, kids' playroom, kids' station, residents' meeting room, greenery studio, private study room, private cinema space, party room, open kitchen, and guest house, as well as brunch service (planned). In addition, each unit will be provided with a separate storage room, maximizing convenience for residents.
For the first time in Incheon, balconies are being introduced, allowing for customization into spaces such as a home cafe, study room, playroom, pet room, or sauna. With the recent approval for officetel balconies, the appeal and investment value of residential officetels are being further enhanced.
The sales promotion center for "Cheongna Peak One Prugio" is located in Cheongna-dong, Seo-gu, Incheon, and the sales site is scheduled to open in July.
