Combining SMDP's Design with HDC Hyundai Development Company's Developer Expertise

HDC Hyundai Development Company is set to compete for the Songpa Hanyang 2nd Reconstruction Project. The company plans to partner with the global architectural design group SMDP to propose a design that will become a "new landmark surpassing Jamsil."

On June 26, HDC Hyundai Development Company announced its intention to expand its "world-class partnership," which previously led to success through collaborations with global partners in the Yongsan Maintenance Depot Zone 1 project, to the Songpa area as well.


The Songpa Hanyang 2nd site is adjacent to the central Jamsil area and is considered a project that must secure a distinctive exterior design and urban symbolism, differentiating itself from other ongoing reconstruction and remodeling projects nearby. Reflecting the unique location and current market trends, HDC Hyundai Development Company plans to propose a "developer-driven design strategy" rather than simply acting as a builder.


SMDP (SarverMcLaughlin Design Planning), headquartered in Chicago, USA, is a global design firm specializing in super high-rise buildings and urban mixed-use development. The company has carried out major projects such as "Acro Seoul Forest," "Nine One Hannam," "Raemian One Bailey," and "The H Yeouido First," which have become landmarks in Seoul.


For the Yongsan Maintenance Depot Zone 1 project, key personnel visited the site in person a year and a half before the bidding announcement, demonstrating close design collaboration with HDC Hyundai Development Company. Proposals such as a 330-meter skyline community, 360-degree panoramic views, floor plans maximizing views of the Han River, and the use of premium finishing materials received overwhelming support from the association members.


HDC Hyundai Development Company plans to apply this successful approach to the Songpa Hanyang 2nd project as well. By combining SMDP's design philosophy and global expertise with HDC Hyundai Development Company's comprehensive developer-driven strategy encompassing planning, development, and operation, the company aims to create a symbolic landmark that maximizes the value of the area.


An official from HDC Hyundai Development Company stated, "We expect a significant synergy between SMDP's core strength of providing customized design solutions that maximize local value based on a thorough analysis of the project's unique characteristics, and HDC Hyundai Development Company's capabilities as a developer."


Scott Sarver, principal designer at SMDP, emphasized, "Songpa Hanyang 2nd will become a unique and special space with an appearance unlike anything in the surrounding area, offering association members a sense of pride as the center of a prestigious neighborhood."


Songpa Hanyang 2nd is a complex consisting of 10 buildings and 744 units, completed in 1984, and is located near Songpa Station and Seokchon Station on Line 8. According to the maintenance plan announced in May, the site is expected to be redeveloped into a total of 1,346 units in buildings up to 29 stories high. The association plans to announce the selection of a construction company in early July.
