Prime Location at Suseongmot Station:
'The Park Suseongmot' Draws Strong Interest from Homebuyers
'The Park Suseongmot,' located adjacent to Suseongmot and at the entrance of Dongdaegu-ro, is attracting the attention of residential buyers. The scarcity of so-called 'Hopupma' (apartments embracing lake parks), which offer both waterfront views and a desirable living environment, is being highlighted, and this complex is evaluated as a prime example of such a location in Daegu.
Complexes near lake parks tend to command high prices, especially in the Seoul metropolitan area. For example, as of May, an 84-square-meter unit in 'Gwanggyo Junghung S-Class' next to Gwanggyo Lake Park was priced at 1.59 billion KRW, higher than the average price in Woncheon-dong in the same area (960 million KRW). Similarly, an 84-square-meter unit in 'Dongtan The Lake Palace' near Dongtan Lake Park was priced at 910 million KRW, surpassing the price in Sancheok-dong (690 million KRW). Comparable trends are also observed in Cheongna, Unjeong, and Goyang.
'The Park Suseongmot' is located at the starting point of Dongdaegu-ro in Suseong-gu, Daegu, and consists of two basement levels and 26 to 27 above-ground floors, with a total of 123 units (108 apartments and 15 officetels). Most units are 84 square meters, with a single floor plan except for some duplex penthouses (132 square meters). The fifth floor above ground features a sky garden and fitness facilities, while residential units start from the sixth floor, ensuring both views and privacy in the design.
In terms of detailed design, the 84C type features a plate-shaped layout that enables cross-ventilation and includes a double dressing room. The kitchen is designed to offer both city and mountain views. The complex is equipped with a solar power system to reduce communal electricity costs, and with residents' consent, plans to utilize digital billboard advertisements on the parking lot exterior to help lower management fees.
In Daegu, residential preference is increasing along Dongdaegu-ro. Similar to the trend of high-end residential areas forming along major boulevards such as Banpodaero in Seoul and Haeundaero in Busan, Dongdaegu-ro is also recognized as a region with a concentration of high-rise residential complexes. The construction of Subway Line 4 (EXCO Line) is accelerating, and surrounding complexes are showing a differentiated upward trend in prices compared to other areas. Some complexes have seen price increases of 7% to 30% year-on-year, reaffirming the status of the 'Dongdaegu-ro Line.'
The location of 'The Park Suseongmot' is known in geomancy as 'Galmaeumsuhyeong' and borders 'Gyeongilwon,' one of Daegu's luxury residential areas. The area is surrounded by natural features such as Suseongmot, Beomeocheon, and Muhaksan, and is close to educational institutions including Dusan Elementary School, Neungin Middle and High Schools, and Suseong High School. Its proximity to Suseongmot Station, within walking distance, also makes it a prime location for transit. Nearby amenities include Suseong Artpia, Homeplus, Deulan-gil and Suseongmot Food Town, and Muhak Forest Library.
The complex is currently offering optional items worth about 70 million KRW free of charge. Major items include balcony expansion, system air conditioning, a clean air system, entrance sliding doors, a living room art wall, engineered stone finishes, a hybrid cooktop, a radiant oven, a food dehydrator, and integrated bidet toilets.
Currently, remaining units are being sold on a first-come, first-served basis with designated buildings and units. On June 8, the first day of this sale, queues formed as buyers waited. With rising material and labor costs and the mandatory implementation of zero-energy buildings, there are several factors driving up sale prices. As a result, both end-users and investors are advised to carefully consider their timing when making a decision.
