This is because these retail spaces can secure a solid base of fixed demand from residents alone, experience rapid commercial activation, and have an advantage in attracting tenants, resulting in a lower risk of vacancy.
In fact, despite a challenging market environment, many commercial spaces within apartment complexes attract significant attention and often sell out quickly. This has led to a relative rise in the popularity of neighborhood commercial districts.
Against this backdrop, attention from investors and self-employed business owners is focusing on the upcoming public auction in July for the 'Hills Avenue Lake Songdo 4th' commercial space, which offers both the fixed demand of a large complex and the premium of a brand town.
Located in Songdo-dong, Yeonsu-gu, Incheon, 'Hills Avenue Lake Songdo 4th' is the commercial space within the 'Hillstate Lake Songdo 4th' complex, which will see a total of 1,319 households move in this July. The commercial space is planned to comprise 28 units in total.

Furthermore, the proximity of the Waterfront Lake, a planned neighborhood park, and elementary and middle schools provides diverse lifestyle infrastructure, making it possible to secure a stable consumer base.
Notably, 'Hills Avenue Lake Songdo 4th' has effectively allocated its units to accommodate a variety of tenant types such as supermarkets, convenience stores, real estate agencies, academies, and cafes. The commercial space also features a dedicated underground parking lot for 35 vehicles, which is rare for retail spaces within complexes, and a total of 42 parking spaces, designed for efficient customer flow and convenience.
The brand premium is also significant. 'Hills Avenue,' the commercial facility brand of Hyundai Engineering & Construction's Hillstate, has been applied, allowing for expectations of excellent product quality and brand power from Hyundai Engineering & Construction, which has ranked first in brand reputation index for 75 consecutive months. In addition, future value is expected to rise even further due to the synergy effects of urban development plans such as the planned Waterfront development.
Meanwhile, 'Hills Avenue Lake Songdo 4th' is scheduled to supply a total of 28 units, and the sales promotion center is located in Songdo-dong, Yeonsu-gu, Incheon.
