International Design Firm 'JERDE' Participates
First Sky Community in Guri
Urban Redevelopment Orders Surpass 5 Trillion Won This Year
Hyundai Engineering & Construction has secured the construction contract for the redevelopment project in Sutaek-dong, Guri, which will comprise 7,007 residential units. This is the largest single redevelopment project in South Korea's history in terms of the number of households. The construction cost alone amounts to 2.8069 trillion won. Hyundai Engineering & Construction will build 27 apartment buildings, ranging from four basement levels to 49 above-ground floors, in the heart of downtown Guri.
According to Hyundai Engineering & Construction on June 23, the Sutaek-dong Redevelopment Maintenance Project Association in Guri held a general meeting to select the contractor on June 21, ultimately confirming the Hyundai Engineering & Construction and POSCO E&C consortium as the builder. The consortium was the sole bidder, and the final decision was made through a vote by association members.
The project site covers approximately 342,780 square meters in Sutaek-dong, Guri-si, Gyeonggi Province. The construction period is planned for 53 months after groundbreaking. In addition to residential units, the project will include various community facilities.

The world-renowned urban design firm JERDE is participating in the design of this project. JERDE is known for designing major global landmarks such as the Bellagio Hotel in Las Vegas, Roppongi Hills in Tokyo, and the Dubai International Financial Centre in the United Arab Emirates.
This is the first time an international design has been applied to a redevelopment project in Guri. The design proposal includes six "Sky Community" spaces, each up to 171 meters high, a first for Guri. These rooftop spaces are planned to offer panoramic views of the city.
All units within the complex are designed with either two or three open sides to maximize natural light and ventilation, while also providing views of the surrounding natural scenery, including the Han River, Wangsukcheon Stream, and Mangusan Mountain. The proportion of medium-to-large sized units has been increased, and luxury features such as pocket terraces and penthouses have also been incorporated.
At the center of the complex, a green space of approximately 145,000 square meters-four times the size of Gwanghwamun Square-will be created. This area will connect the four blocks within the complex, serving as a nature-inspired walking path and relaxation area. In addition, a 5.7-kilometer circular walking trail, seven plazas, and eight themed gardens will be built, allowing residents to enjoy leisurely strolls throughout the entire complex.

The Hyundai Engineering & Construction consortium will promote this project under the name "Mega City Project Group." The goal is for the complex to become a central residential hub that elevates the standard of living in the northeastern metropolitan area. The official name of the complex will be determined later.
With this contract, Hyundai Engineering & Construction's cumulative urban redevelopment orders for this year have surpassed 5 trillion won. During the first half of the year, the Mia 9-2 District will select its contractor, while in the second half, the company will compete for major redevelopment projects in Apgujeong District 2 and Seongsu District 1.
A Hyundai Engineering & Construction representative stated, "This project will serve as a catalyst for fundamentally transforming the urban structure of the northeastern metropolitan area. We aim to enhance the future value of the region and provide association members with a residential space they can be proud of."
