The Era of Haeundae Is Over... 'Summit Limited Namcheon' Ushers in a New Golden Belt of High-End Living

The center of the luxury residential market in Busan is shifting. The heyday of Haeundae, Centum City, and Marine City?once symbols of premium residential areas?is coming to an end, and the traditional affluent neighborhood of Namcheon-dong is emerging to take their place. At the heart of this transformation is the high-end apartment complex 'Summit Limited Namcheon,' which is the only oceanfront and large-scale residential complex within Busan's "rich belt."


Haeundae has long been regarded as the most prestigious location, thanks to its ocean views and status as a tourist destination. However, traffic congestion and an overconcentration of commercial facilities have led to growing fatigue among actual residents. Additionally, the commercial district, which caters primarily to tourists, is increasingly seen as a drawback for high-end buyers seeking a quiet and refined lifestyle. In particular, Centum City and Marine City?representative areas of Haeundae?are often criticized for their strong commercial image and lack of natural and residential community infrastructure.


In contrast, Namcheon-dong offers all the qualities of a luxury residential area, including ocean views, convenient transportation, comprehensive living infrastructure, excellent school districts, natural surroundings, and privacy. It is close to Gwangalli Beach, yet avoids the overcrowding of commercial facilities, maintaining a pleasant residential environment. Its quiet and stable atmosphere makes it consistently popular among buyers who value privacy. With various essential amenities in place, Namcheon-dong has long established itself as Busan’s representative traditional affluent neighborhood, home to many luxury houses and apartments.


An industry expert commented, "Locations that are adjacent to the sea while maintaining tranquility are rare throughout Busan," adding, "From the perspective of 'ocean views for residential living,' Namcheon-dong is actually more valuable than Haeundae."


Against this backdrop, Daewoo E&C will launch sales of 'Summit Limited Namcheon' in July, located on the former Mega Mart site, a prime spot in Namcheon-dong. The Mega Mart site is a large parcel situated at the entrance and exit of Gwangandaegyo Bridge, making it highly rare as the last site offering panoramic views of the bridge.


Summit Limited Namcheon will be built in Namcheon-dong, Suyeong-gu, Busan, with five basement levels and up to 40 above-ground floors, across five buildings, for a total of 835 units. The units range in exclusive area from 84m² to 243m², offering a wide variety of living spaces from standard layouts to extra-large penthouses.


The complex sets a new standard for premium living, designed by Korea’s top architects. Renowned high-end architectural firms such as EWAI, which worked on projects like Eterno Cheongdam and Hannam The Hill, and ANU, known for Nine One Hannam, have contributed their expertise, enhancing the overall quality of the development.


The three residential concepts feature sophisticated interiors. The living rooms are designed with tray ceilings up to 2,800mm high and large windows to maximize openness, and most units are carefully oriented to provide views of Gwangandaegyo Bridge. High-end finishes such as European tiles and engineered stone are used throughout.


Premium specifications are also applied to the kitchens and bathrooms. The kitchen will feature Bulthaup, known as the "Hermes of kitchen furniture," as well as German high-end brand Leicht and Europe’s largest kitchen brand Nobilia. The bathrooms will be equipped with Hansgrohe, a world-renowned German premium bathroom fixture brand, and Italian premium ceramic brand Fap Ceramiche. The dry vanity design, commonly seen in hotels, combines practicality with luxury. Each unit will have an average of 2.17 parking spaces, and the complex will incorporate various smart technologies, including an AI-based smart parking guidance system and earthquake detection alarms.


The highlights of the complex are the 'Sky Lounge' and 'Sky Guesthouse,' both located on the top floor at the center of the development. These community spaces offer panoramic views of Gwangandaegyo Bridge. Private circulation routes directly connecting residential buildings and community facilities further enhance security and safety. The central area of the complex will feature pedestrian paths designed by Less Architects, as well as the 'Infinity Loop' sculpture, which is set to become a new landmark for Namcheon-dong.


The location is also exceptional. With direct access to Gwangandaegyo Bridge, the complex offers excellent connectivity to major areas such as Centum City and Haeundae. It is a double-station area within walking distance of Namcheon Station and Kyungsung Univ.·Pukyong Nat'l Univ. Station on Line 2. Within a 1.2km radius, there are numerous elementary, middle, and high schools, as well as universities and private academies, providing outstanding educational conditions. Residents will also enjoy convenient access to the commercial districts around Namcheon Station and Kyungsung University, as well as Centum Shinsegae Department Store. Gwangalli Beach, Hwangnyeongsan Mountain, and nearby parks offer abundant green and leisure spaces.

Meanwhile, a private lounge exclusively for VIPs of Summit Limited Namcheon is currently operating at Grand Josun Busan. The model house, 'Summit Gallery Namcheon,' will be located in U-dong, Haeundae-gu, Busan. WGNB, a firm with a record of winning global design awards, is responsible for the design, and a variety of content will be offered, including exhibitions of works by renowned artists such as Park Seobo and Lee Bae, as well as docent programs.
