The Value of Supsaegwon Shines in the Summer Heat: Growing Interest in "Daejeon Munhwa Park Sujain," a Private Park Special Project

As June arrives and the full onset of summer heat begins, the keyword "Supsaegwon" (meaning "forest zone") is once again drawing attention. Apartment complexes and residential areas adjacent to parks or green spaces?so-called Supsaegwon neighborhoods?are emerging as ideal summer residences, offering relief from heat and fine dust, as well as promoting health.


According to data released in May 2025 by the National Institute of Forest Science under the Korea Forest Service, urban forests can lower summer temperatures by 3 to 7 degrees Celsius and increase humidity by 9 to 23 percent. This not only provides the effect of natural shade in daily life but also mitigates the urban heat island phenomenon, resulting in a tangible reduction in perceived temperature.


The health benefits of urban forests are also noteworthy. An analysis by the National Institute of Forest Science of the "Gomsoll Nuri Forest" in Siheung, Gyeonggi Province, created between 2006 and 2023, found that after the establishment of the urban forest, fine dust concentration decreased by an average of 49.5 percent, and the number of medical visits due to respiratory diseases dropped by 43.4 percent. This demonstrates that urban forests block fine dust and improve air quality, thereby having a positive impact on the health of local residents.


The advantages of Supsaegwon areas are directly reflected in residential preferences. According to the "2025 Future Housing Trends" report by the Housing Industry Research Institute, 33 percent of respondents cited a "pleasant green environment" as the top factor when choosing a residence, surpassing transportation (24 percent) and convenience facilities (19 percent). The "KB Golden Life Report" by KB Management Research Institute also shows that over 50 percent of respondents selected "areas with excellent parks and natural environments" as the most desirable place to live before retirement, indicating a growing preference for nature-friendly residential areas.


A real estate industry official stated, "Green spaces and parks within the city have now become important residential conditions that influence not only relaxation but also health, the environment, and asset value," adding, "Especially as summer approaches, there is a noticeable increase in demand from actual homebuyers for Supsaegwon complexes."


One such complex where this Supsaegwon advantage can be found in the heart of Daejeon is "Daejeon Munhwa Park Sujain." This development, part of a private park special project, features a large-scale park of approximately 157,000 square meters right next to the complex, allowing residents to enjoy a lifestyle where the park feels like their own front yard, even within the city.


Residents can enjoy a leisurely daily life by walking along the park's trails and shaded paths, even during the sweltering summer, while also worrying less about fine dust in the city. Additionally, the complex is designed with a flat 4-bay layout that ensures excellent lighting and ventilation for all units, and some units will feature panoramic balconies with views of Bomunsan Mountain.


Specialized designs that maximize the advantages of Supsaegwon living also stand out. At the entrance to the complex, a grand round-shaped gate will be constructed, and the landmark building will feature side-wall lighting designs, establishing the complex as a premium urban landmark.


The transportation and educational infrastructure are also excellent. Residents will have convenient access to KTX Seodaejeon Station and Daejeon Subway Line 1 Seodaejeonnegeori Station. The opening of the Chungcheong Region Metropolitan Railway Munhwa Station near the complex is expected to greatly improve metropolitan accessibility to major cities such as Sejong Special Self-Governing City. In addition, the area is expected to benefit from the development of Daejeon Subway Line 2 Tram, which has already begun construction. When the 38.8 km circular Line 2 Tram opens in 2028, it is expected to organically connect all areas of Daejeon, completing an integrated metropolitan living zone.


"Daejeon Munhwa Park Sujain" will be supplied in the Munhwa-dong area of Jung-gu, Daejeon, with a total of 509 units across 3 basement floors and 16 above-ground floors (419 units of 84 square meters, and 90 units of 126 square meters, exclusive area). The project is being sold by KB Real Estate Trust under a borrowed land trust method, and BS Hanyang is responsible for construction.


The model home is scheduled to be located in Doan-dong, Seo-gu, Daejeon.
