Geumseong Baekjo "Pyeongtaek Godeok A48 Block Geumseong Baekjo Yemiji" Sees Strong First-Round Subscription

Peak Competition Ratio of 11.51 to 1
1,060 Applications Received for 261 Units

Geumseong Baekjo Construction's "Pyeongtaek Godeok A48 Block Geumseong Baekjo Yemiji," located in the Godeok International New City A48 Block in Pyeongtaek, Gyeonggi Province, recorded a peak competition ratio of 11.51 to 1 in the first-round subscription.


According to Korea Real Estate Board's Cheongyak Home on June 11, a total of 1,060 applications were received for 261 units (general supply), excluding special supply, during the first-round subscription held the previous day. The 84㎡ C-type recorded the highest competition ratio at 11.51 to 1, closing out the first-round subscription. Specifically, for the 84㎡ C-type, 304 people applied for 39 units (general supply), resulting in a competition ratio of 25.33 to 1. In other areas of Gyeonggi Province, there were 76 applications, resulting in a competition ratio of 46 to 1, while in other regions, 69 applications were received, resulting in a competition ratio of 22.58 to 1.

The 84㎡ A-type and 84㎡ B-type units will accept second-round subscriptions to meet the required ratio of preliminary winners. The list of successful applicants will be announced on June 17. Document submission will take place from June 19 to June 25, and the contract signing period will run from June 30 to July 3.


"Pyeongtaek Godeok A48 Block Geumseong Baekjo Yemiji" will be built in Godeok International New City A48 Block, Pyeongtaek, Gyeonggi Province, consisting of five buildings with one basement level and up to 23 above-ground floors, totaling 431 units. The project is scheduled for completion in August 2026 and will be sold using a post-construction sales method. The units are designed in various layouts within the 84㎡ size to accommodate different family structures.


The complex is designed as a park-style apartment with no vehicles allowed on the ground level. Advanced features for reducing management costs will also be implemented, including a 1+ energy efficiency rating, solar energy systems, and LED dimming in the underground parking lot.


Another key advantage is the convenience of access to educational, transportation, and daily living infrastructure. An Edu Town site is planned nearby, which will include international schools (planned) and specialized high schools (planned), providing a prestigious educational environment. Within walking distance are Hambak Elementary School, Haechang Elementary School, Haechang Middle School, and a cluster of private academies.


A representative from the sales team commented, "It appears that the price ceiling, location, and brand premium have all contributed to the strong interest in this project," adding, "We also expect the contract process to proceed smoothly."
