74th Site Out of 113 Rapid Integrated Planning Projects
Relaxed Floor Area Ratio Allowed... Improvements to Pedestrian Disconnection Issues
A year after the establishment of the Rapid Integrated Planning guidelines, a redevelopment plan has been finalized for the aging residential area in Mok2-dong, Yangcheon-gu, Seoul.
On June 5, the Seoul Metropolitan Government announced that the 9th Urban Planning Committee had approved, with modifications, the decision on the redevelopment plan and designation of the redevelopment zone for the housing-oriented redevelopment project in 232 Mok2-dong, Yangcheon-gu. This is the 74th redevelopment plan to be finalized out of 113 sites where Rapid Integrated Planning has been completed.
The target area is a neighborhood where old single-family and multi-family houses are mixed. The roads are narrow, there are many dead-end alleys, and the pedestrian environment is poor. Illegal parking issues have also been raised. After selecting this area as a Rapid Integrated Planning candidate site in December 2022, the city formulated the redevelopment plan by reflecting the guidelines established in July of last year.
According to the '2030 Urban and Residential Environment Redevelopment Master Plan,' the new plan improves project feasibility by easing the allowable floor area ratio from the previous 220% to 230%. The project will consist of eight buildings with 22 above-ground floors, providing a total of 586 housing units, including 88 public housing units.
In particular, this area is a basin-shaped site, which has resulted in east-west pedestrian disconnection. To address this, the city has planned a complex and public pedestrian pathways that match the topography. The lower floors will be equipped with community and shared facilities for residents, and a pedestrian path connecting to the nearby Yongwangsan Neighborhood Park will be established to improve accessibility.
Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, said, "Through this plan, we will redevelop aging residential areas and expand the supply of high-quality housing that takes into account both the urban landscape and the local topography. We expect that not only the urban landscape of the Mok-dong area but also the quality of residential life will improve in the future."
