Integrated Review of Small-Scale Housing Redevelopment
Approval of Project Implementation Plans
The Seoul Metropolitan Government will supply approximately 3,000 Moa Housing units in the areas of Garak-dong in Songpa-gu, Mangwon-dong in Mapo-gu, and Seonghyeon-dong in Gwanak-gu.
On May 8, the Seoul Metropolitan Government held the 7th Subcommittee Meeting for Integrated Review of Small-Scale Housing Redevelopment and announced on May 9 that it had approved the integrated review for three projects, including the "Moa Housing Project Implementation Plan (draft) for the area of 55 Garak-dong, Songpa-gu."
The sites approved in this review are as follows: the area of 55 Garak-dong in Songpa-gu, Moa Housing in the area of 456 Mangwon-dong in Mapo-gu, and the area of 1021 Seonghyeon-dong in Gwanak-gu. In the future, a total of 3,045 Moa Housing units (including 384 rental units) are scheduled to be supplied to these sites.
In the area of 55 Garak-dong, Songpa-gu, located near Subway Line 3 and Police Hospital Station, 191 Moa Housing units will be supplied by 2028 in two buildings, each with three basement levels and up to 25 floors above ground. The site was previously surrounded on all sides by mixed-use roads, resulting in a poor pedestrian environment. However, by utilizing a 3-meter open space within the site, the area has been improved to allow residents to walk safely.
In the area of 456-6 Mangwon-dong, Mapo-gu, 262 Moa Housing units (including 51 rental units) will be built in four buildings, each with three basement levels and up to 22 floors above ground. This area, previously characterized by a concentration of aging buildings and a lack of infrastructure, had a poor residential environment and was difficult to redevelop. It was selected through the "Moa Town Autonomous District Contest." After establishing and officially designating a management plan in May of last year, a total of seven Moa Housing projects are currently underway in this area.
The site offers convenient access to Gangbyeonbuk-ro and Naebu Expressway, and provides direct access to Hangang Park. It is also adjacent to Mapo-gu Community Sports Center and Mangwon Water Retention Basin Sports Park, and is expected to be transformed into a pleasant residential area in the future.
Additionally, the city has proactively prevented relocation conflicts by applying tenant loss compensation measures within Moa Town in this project implementation plan (draft). The specific tenant compensation plan will be finalized at the project implementation approval stage after identifying the current status of tenants and negotiating the compensation plan.
In the area of 1021 Seonghyeon-dong, Gwanak-gu, five Moa Housing complexes totaling 2,592 units (including 333 rental units) are scheduled to be supplied. This area is a densely populated hilly residential district with a 68.3% rate of aging buildings, and the improvement of the residential environment was urgently needed due to narrow roads and insufficient parking spaces.
Taking into account the increase in the number of households resulting from the Moa Housing development, the city has widened Euncheon-ro 39-gil and internal roads, and created sidewalks using open spaces within the site to improve the poor pedestrian environment. In addition, the existing Euncheon-ro 35-gil will be closed and a 6-meter public pedestrian passage will be established. A central rest area will also be created to provide a pedestrian-oriented space for residents. Open community facilities (such as childcare centers, senior welfare centers, and libraries) are also planned for Euncheon-ro 33-gil and Euncheon-ro 39-gil.
