Apartment Move-ins Nationwide to Increase by 19% in May Compared to Previous Month
Large-scale Complex Move-ins Rise in Gwangmyeong and Uiwang
It has been found that more than half of the nationwide apartment move-ins scheduled for next month?over 16,200 units?are concentrated in the Gyeonggi region.
According to real estate platform Zigbang on April 21, the number of apartment move-ins nationwide in May 2025 is expected to reach 16,205 units, a 19% increase compared to the previous month.
Of these, 8,436 units are located in Gyeonggi, accounting for 52% of the total. While the number of complexes is not large, the increase in supply is mainly driven by large-scale branded complexes in areas such as Gwangmyeong and Uiwang. The total number of move-ins in Gyeonggi for this year is 63,469 units, with supply concentrated in certain areas such as Pyeongtaek, Gwangmyeong, and Hwaseong.
Due to the increase in Gyeonggi, the number of move-ins in the greater Seoul area is expected to reach 9,277 units in May, a surge of about 221% compared to the previous month's 2,893 units. In Seoul, there will be 841 units, and there are no scheduled move-ins in Incheon.
In non-capital regions, the number of move-ins is expected to decrease by 35% from the previous month, totaling 6,928 units. This includes 1,741 units in North Gyeongsang, 1,206 units in Gangwon, 1,058 units in Daegu, 936 units in Busan, 799 units in Daejeon, 704 units in North Jeolla, and 258 units in North Chungcheong.
In Seoul, move-ins will take place at three complexes: Seoul National University Venture Town Prugio in Sillim-dong, Gwanak-gu (571 units), Sangwolgok Station Jangwi Art Foret in Seokgwan-dong, Seongbuk-gu (191 units), and Yangpyeong-dong Dongmun The East in Yangpyeong-dong, Yeongdeungpo-gu (79 units).
In Gyeonggi, large-scale move-ins are scheduled in five areas, including Gwangmyeong, Uiwang, Hwaseong, and Paju. Cheolsan Xi The Heritage in Cheolsan-dong, Gwangmyeong-si, is the largest complex among all move-ins scheduled for next month, with 3,804 units. Indeogwon Xi SK View in Naeson-dong, Uiwang-si, is also a large complex with 2,633 units. Bongdam Xi La Gente in Bongdam-eup, Hwaseong-si, will see 862 units move in, and ePyeonhansesang Heyri in Tanhyeon-myeon, Paju-si, will have 1,057 units.
In Gumi-si, North Gyeongsang, a total of 1,741 units will be moving in, including Gumi Indong Haneulchae The Urban 2nd (907 units) and Wonho Xi The Foret (834 units). In Gangwon, Yangyang Sweet M The Ocean in Yangyang-gun (209 units) and Jeil Punggyeongchae Wonju Musil in Musil-dong, Wonju-si (997 units) will also see move-ins.
Zigbang stated, "When a large number of move-ins are concentrated in a specific region over a short period, various market instability factors may arise, such as a temporary increase in jeonse listings, sluggish transactions of existing homes, and move-in delays, depending on local demand conditions and absorption capacity. It is important to closely monitor the market situation in each region and pay careful attention to future trends."
