The Gwangmyeong City Gurumsan District urban development project, 'Gwangmyeong Useung Hanneuldeul La Foret,' is conducting the third round of discretionary supply subscription.


The discretionary supply for Gwangmyeong Useung Hanneuldeul La Foret targets 11 units of national average-sized apartments with exclusive areas of 83 and 93㎡. Applications will be accepted on the 16th (Wednesday) and 17th (Thursday) through the Subscription Home website. Anyone aged 19 or older can apply regardless of subscription savings account status or re-winning restrictions. The winners will be announced on the 22nd (Tuesday), and contracts will be signed on the 25th (Friday).


Gwangmyeong Useung Hanneuldeul La Foret is located in Gwangmyeong City, which is directly adjacent to Seoul and is effectively considered part of the Seoul living area. Its location advantage combined with a reasonable sale price is regarded as its biggest merit.


The complex's national average-sized units of 83~84㎡ are priced in the 900 million KRW range, which is about 200 to 300 million KRW less compared to other supply complexes in Gwangmyeong City, where similar-sized units are priced around 1.1 to 1.2 billion KRW. Additionally, in nearby Seoul areas adjacent to Anyang and other regions, the national average-sized units have recently surpassed 1.5 billion KRW, making the price competitiveness even more prominent, according to industry evaluations.


Furthermore, since the implementation of the land transaction permit system on the 24th of last month for all apartments in the Gangnam 3 districts (Gangnam, Seocho, Songpa) and Yongsan-gu, a ripple effect benefit is expected. In fact, in Seoul and the metropolitan area, demand is increasing for areas adjacent to major business districts such as Gangnam, avoiding such regulations, which is anticipated to further boost popularity.


An industry insider stated, "Moreover, the government recently announced plans to reform the non-priority subscription system, which has been controversial for 'lottery subscriptions' and 'picking up leftovers,' to allow only non-homeowners to apply in the future, which is expected to cause a concentration of demand trying to avoid these changes."


Meanwhile, Gwangmyeong Useung Hanneuldeul La Foret is an apartment complex located in Block A4 of the Gwangmyeong Gurumsan District urban development project (total 5,029 households). It consists of 10 buildings ranging from 2 basement floors to a maximum of 18 floors above ground, with a total of 444 units. Unlike Gwangmyeong Cheolsan, where all types were mainly small units, this complex is composed of medium to large units with exclusive areas of 83 and 93㎡, featuring a 4-bay design.


Since the complex is located in Gwangmyeong, considered part of the Seoul living area, excellent Seoul accessibility stands out. A real estate official from Gwangmyeong City said, "Additionally, the Gurumsan District, where the complex is being developed, is connected with various residential developments nearby, raising expectations that it will expand Gwangmyeong's residential area and form a new residential hub, thus increasing future value." He added, "In fact, nearby developments such as the 3rd New Town Gwangmyeong-Siheung District are underway, and Gwangmyeong Hak-on District and Gwangmyeong Haan 2 District are also planned, which are expected to create synergistic effects."
