Raemian One Bailey 84㎡ Unit Surpasses 2 Billion KRW Per Pyeong for the First Time
In the 'Raemian One Bailey' apartment complex in Banpo-dong, Seocho-gu, Seoul, the 84㎡ type, known as the national standard size, was sold for 7 billion KRW, surpassing 200 million KRW per pyeong. This is the first time the price per pyeong for a national standard size apartment has exceeded 200 million KRW.
According to the Ministry of Land, Infrastructure and Transport's actual transaction price system on the 26th, a unit of 84.96㎡ (supply area 112㎡) on the 12th floor of this complex was contracted for 7 billion KRW on the 3rd. When converted based on the supply area, this amounts to 206.61 million KRW per 3.3㎡.
This is the first time an apartment with an exclusive area of 84㎡ has exceeded 200 million KRW per 3.3㎡. The transaction prices for the same area ranged from 5.2 billion to 5.5 billion KRW in January and February of this year. The last transactions were contracts for 84.95㎡ (3rd floor) and 84.98㎡ (29th floor) units at 5.5 billion KRW each on the 20th and 22nd of last month, respectively, marking a 1.5 billion KRW increase in about ten days.
Earlier, in December last year, a 133.95㎡ (28th floor) unit in this complex was contracted for 10.6 billion KRW, trading at 261.14 million KRW per 3.3㎡, setting a record for the highest price per 3.3㎡ in domestic multi-family housing transactions.
Banpo-dong, Seocho-gu, where Raemian One Bailey is located, has been attracting attention by setting new record prices daily last month due to demand for a 'smart single property,' the craze for 'Eoljuksin' (newly built no matter what), and the lifting of land transaction permit zones last month.
Gangnam-gu, Seocho-gu, Songpa-gu, and Yongsan-gu in Seoul have been designated as land transaction permit zones as of the 24th. This covers 163.96㎢, which is 27% of Seoul's total area (605.24㎢), tripling the previous size. From the day the land transaction permit system is enforced, transactions of apartments with a land area of 6㎡ or more require approval from the district office chief. Additionally, buyers must reside in the property for two years after purchase, effectively blocking gap investments.
Meanwhile, according to the Ministry of Land, Infrastructure and Transport's announcement on the 13th of this year regarding the official prices of multi-family housing, the most expensive apartment nationwide is 'Eterno Cheongdam' in Cheongdam-dong, Gangnam-gu, with an exclusive area of 464.11㎡ and an official price of 20.06 billion KRW this year.
