The metropolitan area wide express railroad GTX line is being called a 'transportation revolution,' raising expectations especially in areas along the GTX routes. This is because the value of GTX alone can capture two benefits: improved transportation convenience and rising housing prices.
According to Korea Land and Housing Corporation (LH), 32,451 people applied for the general subscription of Goyang Changneung New Town in March, quickly closing the subscription for the first village's three blocks (▲A4 Block ▲S5 Block S6 Block totaling 1,792 households). The subscription competition rate reached up to 410 to 1.
The Goyang Changneung public land development district has the advantage of good accessibility to Seoul due to the GTX-A line Changneung Station transportation benefit scheduled to open in 2030.
Also, 'Paju Unjeong New Town Dietre La Foret' recorded a highest transaction price of 675 million KRW for an exclusive area of 84㎡ in December last year, before the opening of GTX Unjeong Central Station to Seoul Station. The previous actual transaction price for the same area was 522 million KRW.
Nearby, the exclusive 84㎡ units of Unjeong New Town Central Prugio also rose from 650 million KRW (January) to 710 million KRW (February).
As accessibility to Seoul improves and residential preference increases simultaneously, demand is expected to grow mainly for complexes accessible to GTX stations, raising expectations for additional housing price increases due to improved transportation convenience.
Given this situation, quick-moving investors are already flocking to prime complexes where GTX lines, which link transportation convenience improvements to housing price increases, are planned.
In particular, expectations are rising for the opening of the metropolitan area wide express railroad GTX-D line in the Icheon City area.
The GTX-D line starts from Gimpo Janggi and Incheon International Airport, meets at the junction in Bucheon Daejang, and passes through major business districts such as Gangnam, Samsung, and Jamsil. Then, from Samsung Station, it operates toward Suseo, Moran, Gyeonggi Gwangju~Icheon~Bubal~Yeoju~Gangwon-do Wonju. Once opened, it will be possible to reach downtown Seoul from Icheon in just 30 minutes.
Following the planned GTX-D line, the Suseo~Gwangju double-track railway (planned) and Yeoju~Wonju double-track railway (planned) are also underway, expected to create a synergy effect of improved transportation convenience and rising housing prices.
