Creation of a Mega-Complex with 2,000 Households
The consortium of Lotte Construction and GS Construction announced on the 16th that they have won the redevelopment project for Sangye 5 District in Nowon-gu, Seoul. The project scale is 709.4 billion KRW.
The Sangye 5 Redevelopment Promotion District Housing Redevelopment Association held a general meeting the day before and selected the Lotte Construction and GS Construction consortium (Hi-Five Project Team) as the contractor. Through this redevelopment, 14 buildings ranging from 3 basement floors to 39 above-ground floors will be constructed in the Sangye-dong area of Nowon-gu, Seoul, comprising 2,016 households.
Sangye 5 District is a prime station-area location adjacent to Bulamsan Station (formerly Danggogae Station) on Seoul Subway Line 4. It is close to the Metropolitan Area 1st Ring Expressway and Dongbu Expressway, offering excellent accessibility to downtown Seoul and the metropolitan area. Additionally, with the upcoming opening of the Dongbuk Line light rail and GTX-C line, transportation conditions are expected to improve further.
Educational conditions are also excellent. Shin Sangye Elementary School, Deokam Elementary School, Jaehyeon Middle School, and Cheongwon High School are within walking distance, and Junggye-dong, the largest academy district in Gangbuk, is nearby. Surrounded by natural environments such as Bulamsan and Suraksan Mountains, the area also has lifestyle infrastructure including Lotte Department Store Nowon Branch, Lotte Mart Junggye Branch, and Sangye Paik Hospital.
The Hi-Five Project Team emphasized innovative design. The existing 21 buildings will be reduced to 14, and the maximum number of floors increased to 39 to secure distance between buildings. A central plaza of approximately 4,500 pyeong (about 14,876 square meters) will be placed in this space to maximize openness.
High-end community facilities such as a sky lounge, sauna, and library will also be created. The exterior will feature curtain wall look and vertical design to add sophistication. Commercial spaces within the complex will be arranged considering residents’ convenience and commercial viability.
A Lotte Construction official said, "The Hi-Five Project Team proposed an innovative design plan with differentiated value to complete the Sangye 5 District redevelopment project as the best landmark in northern Seoul. We plan to devote the project team’s technical skills and know-how to complete Sangye 5 District as a landmark complex in the northern area."
