Gyeonggi-do Introduces Renewable Energy and AI in 800,000 New Apartments... Reducing Electricity and Heating/Cooling Costs

Gyeonggi Province is promoting a plan to significantly reduce management costs such as electricity and heating/cooling bills for apartment complexes by 2040 by gradually introducing renewable energy utilization, energy trading, and artificial intelligence (AI) technology to 800,000 newly built apartments in public housing and housing development districts within the province.


On the 11th, Gyeonggi Governor Kim Dong-yeon announced the "Zero Management Fee Apartment Vision" at the site of the Hwaseong Dongtan 2 A93 Block long-term lease housing, which was the first to obtain a preliminary certification of Level 5 for zero-energy buildings at the Gyeonggi Housing and Urban Corporation site, as part of the expanded implementation of the RE100 vision in the 8th term of the provincial government.


Governor Kim said, "Apartments are indispensable places in our lives. Three out of four Gyeonggi residents live in apartments," adding, "How is the current living situation of apartment residents? While wages remain stagnant, prices continue to soar, and with recent news of heating bill shocks, the burden is expected to increase, making my responsibility even heavier."


He continued, "We want to present a solution to realize zero management fee apartments. With technological advancements, the efficiency of renewable energy is improving," emphasizing, "By actively utilizing renewable energy in housing and daily life, energy costs, which make up a large portion of management fees, can be reduced, and maintenance costs can also be cut through AI and climate tech. Adding energy profits to this can truly realize zero management fees."

He added, "Zero management fee apartments are not a pipe dream. If we break the mold of thinking and open new paths one by one, it will soon become the new normal in our society," noting, "Seeds of this possibility have already begun to appear nearby. The Iui 119 Safety Center next to the provincial government office was designed with an energy self-sufficiency rate of 20%, but actual operation showed even better, much higher efficiency."


In particular, he pointed out, "Now we must move toward a new housing paradigm where we produce, store, and circulate energy ourselves," and said, "One provincial government employee living in a small officetel in Seoul paid 350,000 won in management fees last winter, including 150,000 won for heating gas, and there are many places where apartment management fees exceed 500,000 won. The burden on ordinary citizens' living expenses has long reached its limit."


Governor Kim criticized, "Yet the government only thinks about suppressing demand through energy price hikes without fundamental measures, and it is hard to find practical livelihood policies for suffering citizens," insisting, "A revolutionary transformation is necessary."


Regarding the zero management fee apartment plan, Governor Kim proposed ▲zero public electricity costs ▲zero household electricity fees ▲zero energy costs ▲zero management fees.


To realize this, Gyeonggi Province will promote energy self-sufficiency, money-making apartments, and the introduction of advanced AI technology.


Meanwhile, besides apartment complexes, Gyeonggi Province is also conducting a zero-energy building dissemination and expansion policy, including a pilot project for Zero Energy Level 1(+) (energy self-sufficiency rate 200%) at the cultural park in the Gwangmyeong Hag-on public housing district being developed by the Gyeonggi Housing and Urban Corporation (GH).
