Yongsan-gu Aims for Project Implementation Approval by Year-End
Yongsan-gu, Seoul (District Mayor Park Hee-young) announced that the "Dongja-dong 2nd District Urban Maintenance-type Redevelopment Project Maintenance Plan Amendment (Draft)," which was approved with modifications at the Seoul City Urban Planning Committee meeting in December last year, was officially announced on the 27th.
Through this redevelopment project, Dongja-dong 2nd District will be reborn as a pedestrian-centered urban space and a new landmark in front of Seoul Station. According to the maintenance plan amendment (draft), the area will be developed into office facilities with a building coverage ratio of 50% or less, a floor area ratio of 1300% or less, and a height of up to 170 meters, ranging from 7 basement floors to 37 above-ground floors.
The scale was determined based on the introduction of open green spaces, application of eco-friendly standards, electric vehicle charging stations, and the provision ratio of infrastructure. The main features include the introduction of open green spaces, the introduction of a Grocerant (a compound word of Grocery + Restaurant), the creation of a complex cultural space, and the establishment of a Work & Sky Lounge.
With the introduction of open green spaces, anyone can freely use and enjoy the area. By bringing in the Grocerant, which combines a mart and a food court, the project will expand the insufficient food and beverage facilities in the local area. The open green spaces along Hangang-daero and Huam-ro, which have terrain differences, will be accessible via elevators and escalators for easy movement.
A complex cultural space to be used for exhibitions, galleries, and a book lounge will be created from basement level 1 to ground level 1. On the 23rd floor, a Work & Sky Lounge will be established. Considering the high youth residency rate and convenient transportation, the Work Lounge will activate the local community, and the Sky Lounge at a height of 104 meters will offer special leisure spaces for tourists and local residents with views of Seoul Station to the west and Namsan to the east.
Additionally, the relocation of subway entrances and ventilation shafts along Hangang-daero, which previously obstructed pedestrian flow, the opening of roads along Huam-ro, and the creation of Dongja Park are expected to create a pleasant urban environment.
District Mayor Park Hee-young stated, "We are currently preparing for an international design competition aiming for project implementation approval by the end of this year," and added, "Once the maintenance project is completed, it is expected to become a representative landmark of Seoul that provides resting spaces for local residents and visitors and revitalizes the surrounding commercial areas."
The Dongja-dong Urban Maintenance-type Redevelopment Project has seen four districts completed since the area was designated in 1978: Dongja-dong 1st District in 1991, 4th District in 2013, 8th District in 2015, and 3-2 District in 2019. The 2nd District is also the final piece of the Dongja-dong maintenance area puzzle.
