A 49-story tourist hotel will be built on the site of the former Prima Hotel in Cheongdam-dong, Gangnam-gu, Seoul.


On the 27th, the Seoul Metropolitan Government announced that it had amended and approved the district unit plan area and plan decision (draft) for the station area revitalization project around 52-3 Cheongdam-dong at the 3rd Urban and Architectural Joint Committee meeting.


The area is the site of the former Prima Hotel, located in a 'linear commercial area' along Dosan-daero. Various metropolitan transportation network projects are also planned around Dosan-daero, including the Samseong Station complex transfer center, Wirye Sinsa Line, and the undergrounding of the Dongbu Expressway.


Through the designation of this district unit plan area, plans include constructing a 49-story tourist hotel, officetels, multi-family housing, and cultural facilities. In particular, for the tourist hotel, more than 50% of the floor area ratio (FAR) was introduced to apply FAR incentives.


Earlier in March last year, the station area revitalization project target area was expanded to major arterial roads, raising the maximum FAR to 1100% and revising operational standards to allow high-density, mixed-use development. It was made possible to change linear commercial areas, where two or more zoning districts overlap, into a single zoning district. When upgraded to a general commercial area, the introduction of 'mixed-use' was made mandatory. Mixed-use means that more than 50% of the total FAR must be allocated to office facilities (excluding officetels) or tourist accommodation facilities.

Given the site's location within the Hallyu tourism cultural industry belt, the city expects it to serve as a central hub for Hallyu tourism through upgraded lodging facilities in the future. However, since this district unit plan decision only sets the direction and guidelines first, detailed plans through approval procedures and regional revitalization through public contributions remain as tasks.


A city official stated, "Although many tasks remain, we expect this plan decision to greatly contribute to the revitalization of Dosan-daero. Based on a comprehensive and consistent promotion direction for development in this area, we will continue to strengthen global urban competitiveness by building tourism infrastructure."
