Gwanak-gu Accelerates Redevelopment of Sillim Jungang Market


Gwanak-gu (Mayor Park Jun-hee) completed the approval and announcement of the project implementation permit for the market maintenance project to modernize ‘Sillim Jungang Market’ at 541 Jowon-dong on the 19th.


The market maintenance project is a redevelopment project aimed at modernizing markets by establishing a ‘Market Maintenance Project Promotion Plan,’ including protection measures for tenant merchants, targeting traditional markets that require facility improvements due to aging and have lost vitality, in accordance with the Special Act on the Promotion of Traditional Markets and Shopping Districts. The project is carried out through project implementation approval.


Registered as a market in 1978, ‘Sillim Jungang Market’ has been in operation for over 45 years, resulting in severe facility aging. Additionally, a fire in 2000 caused the loss of most market functions, leaving most stores vacant except for some external shops.


To promote the market modernization project, after the establishment of the association in 2006 and obtaining project implementation approval, the redevelopment project faced setbacks such as cancellation due to lawsuits.


The district resumed the project in 2017, obtained approval for the project promotion plan in January 2020, and approval for the establishment of the association in October 2020. Finally, in December this year, the project implementation permit for the full-scale maintenance project was approved and announced.


According to the project implementation plan, ‘Sillim Jungang Market’ will be completed as a mixed-use building with 4 basement floors and 10 above-ground floors, consisting of apartments, sales facilities, and facilities for the elderly and children, with a total floor area of 25,299㎡.


The apartments will consist of a total of 86 units: 6 units of 59㎡, 48 units of 76~78㎡ (types A, B, C), and 32 units of 84㎡ (types A, B, C).


On the second floor above ground, the Gwanak Food Bank and Market, a public contribution facility, will be relocated and utilized as a public sharing space.


The district expects that the supply of quality housing in the Jowon-dong area, the modernization of the market, and the creation of public sharing spaces will lay the foundation for residential stability for residents and revitalization of the local commercial district.


Mayor Park Jun-hee said, “I am pleased that the long-standing wish of merchants has come to fruition with the approval of the project implementation permit for the Sillim Jungang Market maintenance project,” and added, “We will continue to provide all possible support to ensure the success of the market maintenance project.”
