Pre-sale Starts from the 4th of Next Month
Subject to Sale Price Ceiling System... 17.77 Million KRW per 3.3㎡
Daebang Construction announced on the 30th that it will begin pre-sale of 'Uiwang Gocheon Dietre Central' starting from the 4th of next month. The model house opened on the same day.
The complex is subject to the pre-sale price ceiling system and will be built in Gocheon-dong, Uiwang-si, Gyeonggi-do, consisting of 7 buildings with 3 basement floors and 20 above-ground floors, totaling 492 units with a net area of 84㎡. The model house is located in Cheoncheon-dong, Jangan-gu, Suwon-si, Gyeonggi-do.
The pre-sale price is set at approximately 17.77 million KRW per 3.3㎡, which means the minimum price for an 84㎡ unit is about 650 million KRW. The interim payment loan for this complex is not subject to the 'DSR (Debt Service Ratio) Level 2' regulation.
This complex is being sold post-construction, so the resale restriction period is one year, and sales are possible after ownership registration. Also, compared to complexes sold pre-construction, move-in is faster, reducing interest cost burdens, and since sales occur after a certain level of construction, quality verification is easier.
Within walking distance, the 'Indeokwon~Dongtan double-track railway Uiwang City Hall Station (tentative name)' is planned to be built. With Gwacheon-Bongdam Urban Expressway and Gyeongsu-daero nearby, access to Seoul Gangnam areas such as Sadang and Yangjae is possible within 20 minutes.
Right in front of the complex is the administrative center town centered around Uiwang City Hall, where public offices such as the health center and fire station are gathered. An affiliated kindergarten and elementary school will open in 2026.
The exterior of the complex will feature a curtain wall look design, with two elevators per building (except some buildings), and high-performance heat exchange ventilation systems installed in each unit. The number of parking spaces is 984 (excluding neighborhood living facility parking), averaging about 2 spaces per household. Among these, 309 are expanded parking spaces.
Applications will be accepted through the Korea Real Estate Board's Apply Home starting with special supply on Monday, November 4th, followed by first priority on Tuesday, November 5th, and second priority on Wednesday, November 6th. The announcement of successful applicants will be on the 14th of next month.
