Line 5 Extension Boost: 'Hangang Sujain Obseunteu' Official Contracts Start Tomorrow

The effect of railway openings continues in the real estate market.


In fact, cases of price increases due to the opening of new railways have been steadily continuing in the real estate market. A representative example is Dasan New Town, where the recently opened extension of Line 8, the ‘Byeollae Line,’ has brought significant benefits, resulting in record-high prices and numerous cases of price increases exceeding 100 million KRW.


According to the Ministry of Land, Infrastructure and Transport’s actual transaction prices, in Dasan New Town, a 74㎡ unit of ‘Dasan Xi Polaris’ was sold for 830 million KRW (19th floor) in August, setting a new record. Additionally, an 84㎡ unit of ‘Dasan Hanyang Sujain River Palace’ was traded for 965 million KRW (6th floor) in the same month, showing an increase of over 200 million KRW compared to the actual transaction price of 730 million KRW (9th floor) in January last year.


Given this situation, demanders in the sales market are increasingly seeking complexes where they can preemptively benefit from such railway opening advantages.


Meanwhile, in Gimpo City, the redevelopment project ‘Hangang Sujain Obcent’ in Bukbyeon 4 District, expected to benefit from the planned opening of the Seoul Subway Line 5 Gimpo-Gemdan extension project in 2031, is entering official contracts for five days from the 8th to the 12th, attracting significant attention from demanders.


In fact, Hangang Sujain Obcent emerged as the biggest beneficiary after the transportation plan for the western metropolitan area was announced on the 10th of last month, revealing the planned opening of the Seoul Subway Line 5 Gimpo-Gemdan extension project in 2031. Since the newly announced Line 5 extension includes the addition of Gamjeong Station, access to Line 5 from the complex has become more convenient.


An industry insider stated, "In addition to the Line 5 extension plan, Hangang Sujain Obcent is expected to benefit the most within Gimpo City due to the transportation measures announced simultaneously, including the increase in Gimpo Gold Line services and the establishment of new bus routes connecting to GTX-A KINTEX Station," adding, "As a result, more than 10,000 applicants have applied for the subscription."


Moreover, the complex is located right in front of Geolpo Bukbyeon Station on the Gimpo Gold Line, where the extension of Incheon Line 2 to Ilsan is also planned, which is expected to bring additional benefits. Especially, once this line opens, accessibility to Ilsan KINTEX will be greatly improved, facilitating convenient use of the GTX-A line scheduled to operate from the end of this year, further enhancing transportation conditions and increasing value, according to industry forecasts.


Meanwhile, Hangang Sujain Obcent, which is attracting the attention of demanders, will be constructed in Bukbyeon-dong, Gimpo City, Gyeonggi Province, consisting of 29 buildings with a total of 3,058 households, ranging from four basement floors to a maximum of 35 floors above ground. Among these, 2,116 units are for general sale, with sizes ranging from 50 to 103㎡.


The complex will be developed as a forest-adjacent apartment complex bordering Bukbyeon Park, a large park of approximately 35,000㎡ (about 10,000 pyeong), ensuring a pleasant living environment. In particular, roads within the complex leading to Bukbyeon Park will be constructed to maximize the advantages of the forest-adjacent complex.


Hangang Sujain Obcent also draws attention with its top-level product design among all Sujain complexes. Specialized exterior designs such as a sky lounge, curtain wall look, and rooftop landmark sculptures have been applied to enhance landmark value, and the landscaping within the complex will be designed and constructed by Samsung C&T’s Resort Division Green Space Solution Team, introducing premium landscaping.


Additionally, the complex plans to establish a total of 46 community facilities, the largest scale in Gimpo. Inside the complex, various sports facilities including an indoor gymnasium, climbing wall, large-scale fitness center, golf practice range with screen golf and putting green, as well as the latest trend facilities such as a private cinema, cooking studio, and party room will be provided.


The official contracts for Hangang Sujain Obcent will be conducted at the model house, which is located in Bukbyeon-dong, Gimpo City, Gyeonggi Province.
