Plans to develop 8 Moa housing sites in 241 Gocheok-dong, Guro-gu
Two Moa Town projects underway in Sillim-dong, Gwanak-gu and Gocheok-dong, Guro-gu have passed the Seoul City integrated review.
On the 27th, Seoul City announced that the 14th Small-scale Housing Maintenance Integrated Review Committee approved two Moa Town projects in the areas of 655-78 Sillim-dong, Gwanak-gu and 241 Gocheok-dong.
466 Households to be Built in Moa Town at 655-78 Sillim-dong
The first resident-proposed Moa Town, located at 655-78 Sillim-dong, Gwanak-gu (16,137㎡), completed the establishment of the Moa Town management plan within five months after expert consultation following a resident proposal in April.

This area is a low-rise, aging housing cluster with parking shortages and lack of green spaces, and especially has more than 50% semi-basement houses, resulting in poor residential conditions. Although a union was established in some parts in February last year to promote a street housing maintenance project, the project was difficult to proceed due to poor conditions.
Through the Moa Town project, four buildings with 29 floors above ground will be constructed, totaling 466 households (including 86 rental units). A floor area ratio of 300% was applied. Since the union has already been established, it is scheduled to change the union establishment next year, undergo integrated review and project implementation plan approval in 2026, and complete construction by 2029.
The management plan includes relocating the bus stop along Nangok-ro, widening roads and securing pedestrian spaces around the school routes and project site to improve traffic and pedestrian convenience. The Moa Housing design guidelines aim to enhance the residential landscape.
2,672 Housing Units to be Supplied in the Area of 241 Gocheok-dong
The area of 241 Gocheok-dong, Guro-gu (98,735㎡) is promoting eight Moa Housing sites and will create a total of 2,672 households, including 681 rental units.
The project site is adjacent to Segok Elementary School, Oryu Middle School, Gyenam Neighborhood Park, and Gocheok Neighborhood Park. It is an aging multi-family and multiplex housing cluster with more than 46% of the area being hills over 40 meters above sea level, requiring improvements in pedestrian and vehicle traffic environments and expansion of resident convenience facilities.
The Moa Housing project area south of Oryu Middle School (zones 8 and 9) is planned to be upgraded from Type 2 (up to 7 floors) to Type 3 to improve project feasibility. Due to excessive terrain differences, stairs are planned as pedestrian-only roads, and the main road will be widened to improve the increasing pedestrian and vehicle traffic environment.
Gocheok-ro 27b-gil, connecting Segok Elementary School and Oryu Middle School, will have a 2-meter sidewalk installed to secure a safe passage. Gocheok-ro 33-gil plans to install facilities for youth by utilizing open shared facilities.
