Songpa-gu Macheon 5 District Reborn with Up to 39 Floors and 2,041 Households

Seoul City Approves Amendment to Redevelopment Promotion Plan

On the 27th, the Seoul Metropolitan Government held the 2nd Urban Redevelopment Committee's Rapid Integrated Planning and Redevelopment Project Subcommittee and approved the revised redevelopment promotion plan for Machun 5 District, the city announced on the 28th.


Machun 5 District (Machun-dong 45 area), located within the Geoyeomachun Redevelopment Promotion District, finalized its promotion plan 13 years after being incorporated into the promotion district in 2011. It took one year since joining the rapid integrated planning to prepare the plan.


According to the promotion plan, Machun 5 District will be developed as a waterfront-specialized residential complex in connection with the restoration plan of Seongnaecheon Stream on the north side. A street park and walking trails will be created. Low- to mid-rise buildings of 20 stories or less will be placed along Seongnaecheon Stream to maximize waterfront views.


Restrictions such as height limits due to the northern elementary school and increased public contribution due to a high ratio of national and public land within the district were eased by allowing upward zoning changes. The height limit was relaxed to a maximum of 39 stories to maximize project feasibility.


Public pedestrian pathways were secured from Machun-ro to Namcheon Elementary School and from Geoma-ro to Machun Station, and facilities such as daycare centers, senior centers, a central plaza, and community facilities will be arranged nearby. The aging Machun 2-dong Community Center along Machun-ro will be redeveloped into a complex government building.


Han Byung-yong, Director of Housing Policy, said, "We will spare no administrative support to ensure that high-quality housing is promptly supplied in the Geoyeomachun Redevelopment Promotion District, where old housing is densely concentrated, including Machun 5 District."
