Seoul City Selects Two Additional Candidate Sites for Sintong Planning in Huam-dong and Singil-dong

Actively Reflecting Residents' Opinions, Prioritizing Areas with High Consent Rates

Seoul City has additionally selected two areas, Huam-dong 30-2 and Singil-dong 314-14, as candidates for the Rapid Integrated Planning project.

On the 28th, Seoul City announced that it held the '3rd Redevelopment Candidate Selection Committee' and selected two candidate sites. Including these two newly selected areas, the total number of candidates for the Rapid Integrated Planning redevelopment project has reached 65.


When selecting candidate sites, the city actively reflected the residents' willingness to promote redevelopment in areas where residential environment improvement is urgent. Priority was given to areas with a high rate of consent and a low rate of opposition.


Both target sites have poor infrastructure, including aging conditions and a high proportion of semi-basement housing. The Singil-dong 314-14 area in Yeongdeungpo-gu (District 16-2) has high aging and density, urgent need for residential environment improvement, and a high rate of resident consent for redevelopment.

The Huam-dong 30-2 area in Yongsan-gu (Donghuam 1 District) is a densely populated residential area located on a hillside with an elevation difference of about 50 meters, where residential environment improvement is urgent and resident consent rates are very high. In particular, the Huam-dong area was selected as a candidate site because it is a region requiring residential environment improvement in low-rise housing areas on the mountain slopes, in line with Seoul City's plan to relax height regulations in high-rise zones.


The selected candidate districts will begin the establishment of maintenance plans from the second half of this year. The maintenance plans will be developed after gathering residents' opinions.


According to the anti-speculation measures for redevelopment candidate sites, the standard date for rights calculation for the newly selected Rapid Integrated Planning redevelopment districts will be applied as the 'date of recommendation of candidate sites by the district mayor.' These areas are scheduled to be designated as land transaction permission zones and construction permit restriction zones in the future.


Han Byung-yong, Director of Housing Policy at Seoul City, stated, "The selected candidate sites have poor infrastructure and require residential environment improvement. We will provide administrative support so that the redevelopment projects can supply quality housing and improve the residential environment."
