Summary of 18 Inspection Items Across 3 Fields and 7 Targets Including Audit Findings and Inquiries
Nation's First Distribution of 'Mobile Inspection Checklist'... Easy Field-Specific Regulation Checks Using Survey Function
Gwangjin-gu (District Mayor Kim Kyung-ho) has published the "Apartment Complex Management Guide," which clearly organizes the complex regulations and essential work rules that must be followed for apartment complexes.
The guide was created to assist resident representative meetings and management entities by compiling cases of administrative actions taken during apartment complex audits and inquiries received so far.
The booklet contains inspection details divided into three categories: areas pointed out in apartment complex audits, areas with frequent complaints or inquiries, and other areas of interest, covering 18 detailed projects.
The audit case collections include ▲ Guidelines for selecting housing management companies and contractors ▲ Long-term repair plans, safety management plans, and frequently asked complaints and inquiries ▲ Election management committees, representatives by building, and resident representative meetings, including management fees, accounting documents, and business plans. Other areas cover ▲ Apartment complex management organizations and community revitalization ▲ Defect repairs and design documents ▲ Management entities and the formation of inter-floor noise committees, reflecting detailed inspection contents for efficient apartment complex management.
The published booklet will be distributed mainly to apartment complexes subject to mandatory management and posted on the Gwangjin-gu Office website. There are plans to update it annually to reflect changes in laws and regulations.
Additionally, based on the apartment complex management guide, the district plans to create and distribute the nation's first "mobile inspection checklist." Using portal site survey functions, it will allow easy inspection of whether regulations in each area are properly followed.
Kim Kyung-ho, Mayor of Gwangjin-gu, said, "Living in an apartment complex has its conveniences, but it is true that there are many regulations to follow. I hope the 'Management Guide' will play a helpful role in transparent apartment complex management," and added, "We will always do our best to ensure residents have no inconveniences through continuous communication."
