45% of Purchase Price, 6.2 Billion KRW Loan
Actor Kim Woo-bin (real name Kim Hyun-joong, 34) has become the owner of the former BigHit Music building.
On the 25th, JoongAng Ilbo reported that after checking the Supreme Court registry, Kim Woo-bin purchased a building located in Nonhyeon-dong, Gangnam-gu, Seoul, under his name on the 11th.
This building was leased entirely by BigHit Music from 2007 to 2011 and used as their headquarters. It is also the place where BTS members grew into a leading K-pop group. BigHit later moved its headquarters to Samseong-dong in 2018. Then, in 2020, the company changed its name to HYBE and relocated to Yongsan. Currently, the building houses facility maintenance companies and others.
The purchase price is reported to be 13.7 billion KRW. The building has two basement floors and five above-ground floors, with a land area of 315.5m² (95.4 pyeong) and a total floor area of 1,316.84m² (398.34 pyeong).
Kim Woo-bin established a mortgage with a maximum claim amount of 7.44 billion KRW on the building. Considering that the maximum claim amount is usually set at about 120% of the loan amount, it is estimated that Kim Woo-bin borrowed approximately 6.2 billion KRW, which is 45% of the purchase price.
Kim Woo-bin signed the real estate sales contract on March 29 and reportedly completed the ownership transfer registration within three months.
Kim Woo-bin was diagnosed with nasopharyngeal cancer in 2017 and temporarily halted his activities due to treatment. After a full recovery in 2022, he has resumed his career in good health and is currently preparing for his next project, the new Netflix original series "Da Iru-eojiljini" by writer Kim Eun-sook.
