As sale prices soar, reasonably priced existing sale complexes are being regarded as the last opportunity to own a home. According to the Housing and Urban Guarantee Corporation (HUG), as of April, the average nationwide sale price per 1㎡ was 5,683,000 KRW, a 17.3% increase from 4,844,000 KRW in April last year. Especially in the five major metropolitan cities and Sejong City, the price rose from 5,049,000 KRW to 6,383,000 KRW during the same period, a 26.42% increase, significantly exceeding the national average. When converted to an exclusive area of 84㎡, the price rose from 567 million KRW to 717 million KRW, an increase of about 150 million KRW in just one year.


As a result, there has been a rush to secure reasonably priced existing sale complexes. Complexes offering financial benefits are particularly popular, as they can save buyers up to tens of millions of KRW in home purchase costs.


For example, ‘Maegyo Station Pellucid’ in Suwon, Gyeonggi Province, initially had over 400 unsold units, but recently achieved a complete sell-out by promoting financial benefits such as a 5% deposit and 30% interest-free interim payments. Similarly, ‘Hoban Summit Park Edition’ supplied in Seo-gu, Incheon, successfully completed sale contracts by offering benefits that reduce buyers' burdens, such as installment payment of deposits and interim payment loan support.


A real estate expert said, “As sale prices skyrocket daily, reasonably priced existing sale complexes are gaining popularity. Moreover, when financial benefits are provided, home purchase costs can be significantly reduced, and since these complexes are affordable, buyers can expect premiums after moving in. Therefore, such complexes are expected to remain strong in the future.”


In Daegu, one of the five major metropolitan cities where sale prices have risen the most nationwide, contracts are heating up for ‘Harrington Place Gamsam Phase 3,’ located in the large-scale residential town of West Daegu, represented by Jukjeon Station and Bonri Intersection. This is because it offers special financial benefits not seen in other complexes.


In fact, the complex offers a fixed deposit payment system where a home can be secured with just 5 million KRW without additional costs until move-in. Additionally, it supports a contract celebration bonus that further reduces financial burdens, greatly increasing interest among newlyweds dreaming of owning a home. Other financial benefits include 60% interest-free interim payments and free balcony expansion, saving buyers tens of millions of KRW compared to other complexes, which is attracting even more attention.


Harrington Place Gamsam Phase 3 also offers well-established living infrastructure. Within 1 km of the complex are Homeplus, Hanaro Mart, and other well-equipped living facilities. Nearby are Jangdong Elementary School and Bonri Elementary School, as well as middle and high schools, with Bonri Library also close by. Furthermore, it is conveniently accessible via Waryong-ro and Dalgubeol-daero, which cross Daegu’s center east-west and north-south, and highway access is easy through Seongseo IC and Namdaegu IC. West Daegu Station is also located nearby, ensuring excellent metropolitan accessibility.


The complex also has future value. The relocation of the Daegu City Hall new building is planned to be pushed forward again, and the West Daegu Station complex transfer center is also scheduled. Additionally, urban regeneration projects in Jukjeon are expected to continue, further improving residential conditions.
