‘Hillstate Dongtan Station Multiplayer’, Prime Location in the Heart of Dongtan Technovalley

Dongtan, which has established itself as the center of the semiconductor belt in the Seoul metropolitan area based on Samsung Electronics' business sites, is also gaining attention as a global semiconductor hub.


Dongtan is located near Samsung Electronics' semiconductor plants, Hwaseong and Giheung campuses, earning the nickname "Ban-se-gwon" (meaning 'within semiconductor zone') and has shown rapid growth until recently. In addition, Dongtan Techno Valley is well-equipped on its own alongside these semiconductor plants, and with several transportation benefits added, Dongtan continues to maintain its strength as a successful self-sufficient city despite the nationwide real estate downturn lasting over a year.


Furthermore, in April, Samsung Electronics announced an investment of 360 trillion KRW to build the world's largest semiconductor production line, the "Yongin System Semiconductor Cluster," in Namsa-myeon, Yongin, once again highlighting Dongtan's value as a "Ban-se-gwon." The value of Dongtan has soared significantly as a residential area supporting not only the already established and operational Hwaseong and Giheung campuses but also the newly developed Yongin semiconductor cluster.


Foreign semiconductor companies are also aggressively investing in the Dongtan area.


In fact, at the end of last year, Samsung Electronics Chairman Lee Jae-yong met with the CEO of ASML, the world's No.1 semiconductor ALD (Atomic Layer Deposition) equipment company, at their headquarters in the Netherlands and signed a memorandum of understanding to build a joint semiconductor research center in Dongtan with an investment of about 1 trillion KRW. Additionally, Tokyo Electron, a leading Japanese semiconductor equipment company, plans to complete a technology center near the Hwaseong campus within this year and intends to build research and production facilities near the Yongin semiconductor cluster.


As investments from these leading domestic and international semiconductor companies continue, attention is also focused on the real estate value of Dongtan, the biggest beneficiary.


An industry expert stated, "For a city to grow rapidly, a solid job base is essential, and the continuous construction of semiconductor plants with very high income levels is a factor predicting Dongtan's rapid growth," adding, "Due to the synergy effect between Dongtan Techno Valley, which independently handles Dongtan's self-sufficiency, and the nearby semiconductor plants, real estate values in this area will skyrocket."


With semiconductor-related benefits concentrated in the Dongtan area, the future value of Dongtan Techno Valley is drawing attention, and the "Hillstate Dongtan Station Multiplier," scheduled for occupancy in June at the heart of Dongtan Techno Valley, is catching eyes.


Hillstate Dongtan Station Multiplier is a complex consisting of officetels, offices, and commercial spaces. When the officetels were offered in 2021, 9,325 applications were received for 166 units, resulting in early sell-out, and the 693 office units were also quickly sold out after the subscription opened.


This complex is close to Dongtan Station, where GTX and SRT lines pass, and benefits from multiple transportation developments such as the Dongtan?Indeokwon Line, Dongtan Tram, and the semiconductor line (formerly Dongtan?Bubal Line), which is expected to greatly enhance accessibility to nearby semiconductor plants.


Currently, Dongtan has experienced the highest population growth nationwide along with explosive real estate demand, but new housing supply has sharply decreased, creating a severe supply-demand imbalance, making the value of this soon-to-be-occupied complex stand out. According to Statistics Korea data, Hwaseong City has seen the highest population increase nationwide over the past five years, with Dongtan's population growth playing a decisive role.


Due to this growth trend, industry experts often regard Dongtan as the second Pangyo or second Munjeong. This is because Dongtan shows a very similar pattern to Pangyo and Munjeong, which rapidly grew based on accessibility to Gangnam, abundant jobs, and new residential area development. In particular, Dongtan Techno Valley is evaluated as the driving force behind Dongtan's overall growth, drawing significant interest in the occupancy of Hillstate Dongtan Station Multiplier.


The complex boasts excellent living infrastructure, including nearby convenience facilities such as Lotte Department Store, E-Mart, and Costco, as well as green spaces like Seonnap Forest Park and Chidongcheon Sports Park, and numerous schools including Neulbom Elementary, Dawon Elementary, Dawon Middle, and Hanbaek High School.


Additionally, the officetels feature designs such as powder rooms by type to maximize space utilization, and provide a more comfortable indoor environment with entrance doors and plasma sterilizers. Furthermore, exclusive landscaping spaces like the "Multi Roof Garden," fitness center, and GX room are expected to offer residents the highest satisfaction through landscaping and community facilities.


The offices feature loft structures and balconies (except for some units), allowing for more flexible space usage. Moreover, specialized office community facilities such as a fitness center, shared meeting rooms, and seminar rooms are also established.


Lastly, the commercial spaces, built alongside, will provide convenience to residents while accommodating the abundant local demand. With store layouts considering movement flow and excellent visibility, and being connected to main roads and neighborhood parks, the commercial area is expected to become a vibrant business district serving approximately 15,000 households within a 1 km radius and a total of 859 units within the complex.
