Special Sale of 'Sinansan Bizstar' Guaranteed by Housing and Urban Guarantee Corporation

‘Shin Ansan Biz Star,’ a complex business facility in Ansan, is conducting special sales ahead of its completion scheduled for June.

Located in Wonsi-dong, Danwon-gu, Ansan-si, Gyeonggi-do, ‘Shin Ansan Biz Star’ spans a total floor area of 71,700㎡ from basement level 1 to the 12th floor above ground. It consists of 199 knowledge industry center units, 48 office units, 44 commercial units, and 318 dormitory rooms with exclusive areas ranging from 19 to 31㎡. Siwoo Station on the Seohae Line is within a 5-minute walk, and the Shin Ansan Line is expected to open in 2026. It also offers convenient access to Ansan Station on the Suin-Bundang Line and Line 4, and facilitates industrial complex exchanges such as Sihwa and MTV via National Route 77.

The facility provides shared meeting rooms, shared shower rooms, electric vehicle charging stations, a parking guidance system, mobility parking spaces, and a generous 618 parking spaces with self-parking design on the ground floors for tenant companies.

Shin Ansan Biz Star has received funding support from HUG (Housing and Urban Guarantee Corporation) and is known as a very stable project site as construction began before the significant rise in construction costs.

Additionally, the first tenant companies are offered a 35% reduction in acquisition tax and property tax. Companies relocating from the metropolitan area’s overconcentration control zone receive a 100% exemption on acquisition tax, property tax (for 5 years), and corporate tax (for 5 years). The dormitories are not subject to real estate regulations, so there are no resale restrictions, and they are not counted as housing units, thus exempting tenants from capital gains tax, comprehensive real estate tax, and other tax burdens.

Meanwhile, Shin Ansan Biz Star is scheduled for completion in June 2024, with move-in starting from July.
