The commercial facilities within the 'Hillstate e-Pyeonhansesang Munjeong' complex, located in Munjeong-dong, Songpa-gu, Seoul, are opening their promotional center today (April 12) and officially starting sales.
The commercial area secures a fixed demand from residents of the large apartment complex with 1,265 households, as well as a surrounding demand base of about 4,000 households in nearby apartments. Additionally, once the planned reconstruction and remodeling projects near the complex are completed, a new residential town of approximately 9,000 households is expected to form, further strengthening the demand base.
The units available this time include 19 units in total: 10 units in Building 1 and 9 units in Building 2 among the commercial facilities. Building 1 is located along the main road and has a prime entrance, making it advantageous for attracting external customers. Building 2, designed with a courtyard layout, is situated adjacent to the walking trail and the community building near the complex’s multipurpose office building, allowing it to capture foot traffic.
A sales representative stated, “It is generally evaluated that having a fixed demand of 20 to 25 households per store ensures stable profits. In the case of the commercial facilities within the 'Hillstate e-Pyeonhansesang Munjeong' complex, each store secures 66.6 households, indicating high rarity.”
Besides the residential complex, the high-quality and diverse living infrastructure in Songpa-gu, including hospitals, parks, and shopping malls, is also considered an important investment point.
In particular, this area is equipped with numerous schools, Munjeong Neighborhood Park, and the Songpa Dullegil trail, providing both academic and forest zones, which can absorb foot traffic as a demand base and enable rapid commercial district revitalization.
Moreover, the project is carried out by a brand consortium of Hillstate and e-Pyeonhansesang, ensuring high project stability, and it is the only newly built branded commercial facility within a 1km radius of the project site, offering distinctiveness and competitiveness.
