Cheongju City in Chungbuk Province has seen its real estate market stir since being designated as a national advanced strategic industry secondary battery specialized complex last July. The establishment of a high-tech industrial complex is expected to create quality jobs, leading to population inflow and infrastructure expansion, which can positively impact real estate values.
The current government announced plans to invest over 2 trillion won in the next five years to foster global clusters in advanced industries such as semiconductors, bio, and secondary batteries to enhance domestic industrial competitiveness and create future growth engines.
According to the Korea Real Estate Board's housing price trend survey, Cheongju City recorded a rebound in apartment sale price indices in June (0.01%), one month before the announcement of the national advanced strategic industry specialized complex. This was the first increase in one year and three months since March last year (0.08%). The upward trend continued with increases of 0.01% in July, 0.09% in August, and 0.4% in September.
In the actual transaction market, rising sales have been observed. According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, an 84㎡ unit in ‘Cheongju Jiwel City Prugio’ was sold for 690 million won last month. Compared to the transaction price of 549 million won in February, this marks an increase of 141 million won in eight months.
For the 84㎡ unit in ‘Cheongju Gagyeong I-Park 3 Complex,’ it was sold for 510 million won in March this year but changed hands for 612 million won in August, an increase of over 100 million won.
An industry insider said, “As the government spares no investment and support to foster global clusters in advanced industries, interest in supply complexes in beneficiary areas is rising. Expectations for real estate value appreciation are increasing, prompting demanders to move to secure future value.”
Meanwhile, in Cheongju City, the ‘Shinyoung Jiwel Prugio Technopolis Central’ residential officetel is attracting attention with its first-come, first-served building and unit designation contract announcement.
Cheongju Technopolis, where the complex is located, is a self-sufficient city with an industrial complex spanning approximately 3.8 million square meters, systematically developed with residential, commercial, government offices, and school facilities alongside enterprises. Large corporations such as SK Hynix and LG Household & Health Care, along with related companies, have moved in. The first-come, first-served contracts do not require a subscription savings account, and anyone aged 19 or older can contract regardless of residence area or home ownership. Notably, unlike general sales conducted by lottery, buyers can directly select their desired building and unit number. The complex allows immediate resale upon contract, offers a fixed contract deposit of 10 million won (first payment), and provides a full 60% interest-free benefit on intermediate payments.
The ‘Shinyoung Jiwel Prugio Technopolis Central’ residential officetel boasts product competitiveness that surpasses the limitations of conventional officetels. With a single exclusive area of 108㎡, it is designed with a spacious layout similar to an 84㎡ (approximately 33 pyeong) apartment.
The complex is primarily oriented southward to maximize natural lighting, and the 108㎡ OA type features a kitchen and living room facing each other, which is advantageous for ventilation and airflow. The shared bathroom separates the wash area as a dry space to maintain cleanliness.
