"Just Bring Yourself, 'Full Furnished System' Officetel Popularity" 'Mokgam Station Progress' with More Than Less [‘Mokgam Station Progress’ Perspective View]

Small officetels equipped with a Full Furnished System, where residents only need to move in with their bodies, are attracting great attention. As the number of single-person households increases and the era of the Solo Economy fully opens, so-called single consumers (single+consumer) are rapidly emerging as a new demand segment in income-generating real estate.

According to the 'Special Future Household Projection 2017~2047' announced by Statistics Korea, this year, single-person households are estimated to number 5,987,000, accounting for the largest share of 29.8% of all households (20,116,000 households). This surpasses the previously largest group, 'couples with children' (29.6%, 5,962,000 households), and represents a 1.3 percentage point increase from 2017 (28.5%, 5,583,000 households). The share is expected to continue rising to 32.9% (7,114,000 households) in 2027, 35.7% (8,076,000 households) in 2037, and 37.3% (8,320,000 households) in 2047. Alongside single-person households, the proportion of couple households is also expected to increase steadily, from 15.8% (3,093,000 households) in 2017 to 21.5% (4,794,000 households) in 2047. This means that more than half of South Korea’s population will live in homes with one or two people.

With the rapid increase of small households consisting of one or two people, the 'Solo Economy'?the one-person market?has become increasingly important. In response, the real estate market is catering to these consumers by offering a large number of full furnished officetels that perfectly match their consumption patterns and lifestyles.

Full furnished officetels are an upgraded concept of the so-called 'full option' system, providing fully equipped furniture and home appliances. This means essential appliances such as refrigerators, air conditioners, washing machines, and dryers are provided, allowing residents to move in with just their belongings. This reduces the burden of moving and purchasing household items, making it highly popular among single-person households and solo dwellers. Recently, it has also gained significant interest from newlyweds seeking convenience, becoming a widespread social trend.

Moreover, the full furnished system enhances convenience by providing all necessary items for daily life. From the design stage, living facilities are arranged to maximize space utilization, compensating for the lack of storage space typical in small officetels. Additionally, customized furniture and appliance layouts allow for the creation of a luxurious interior atmosphere. As a result, it is highly popular among young office workers and professionals living alone.

In fact, officetels equipped with full furnished systems have shown strong subscription results in the recent sales market. For example, the ‘Believe Hanam’ officetel, launched last November, applied a full furnished system featuring built-in combo refrigerators, drum washing machines with drying functions, Casamia furniture with European sensibility, and ceiling-type system air conditioners as standard options, achieving an average subscription competition rate of 12.67 to 1.

An industry insider said, “As single-person households rapidly increase, the one-person housing market is evolving to maximize their residential convenience. Recently, full furnished system officetels that go beyond the existing full option concept by incorporating applications and services that enhance living convenience are gaining attention, and this trend is expected to continue.”

Amid growing interest in full furnished officetels that cater to consumers seeking practical and sensible consumption lifestyles, ‘Mokgam Station Progress,’ the first prestige house in Mokgam New Town, Siheung, Gyeonggi-do, is attracting hot attention. It is being evaluated as setting a new standard for high-end housing, distinct from existing luxury residential facilities.

‘Mokgam Station Progress’ is located in Jonam-dong, Siheung-si, Gyeonggi-do, and consists of two complexes, 1st and 2nd. It comprises two buildings from five basement floors to ten above-ground floors, with a total of 340 units ranging from 56 to 84 square meters in exclusive area, along with 81 neighborhood living facilities.

Each unit is equipped with a full furnished system, providing household appliances such as refrigerators, washing machines, dryers, and system air conditioners, as well as furniture like storage cabinets and built-in wardrobes free of charge. For newlyweds, this means they can move in and live comfortably with everything already prepared.

As the first prestige house in Mokgam, it offers a refined high-end lifestyle. The entire complex is designed mainly with medium to small-sized units of 56 to 84 square meters, creating customized spaces suitable for 2 to 4-person households. Some top-floor units will feature differentiated high-end spaces such as terraces and attics to enhance prestige. Various neighborhood living facilities located on the basement first floor and the first floor above ground will support a convenient one-stop lifestyle.

Furthermore, most hotel-style services at the level of ‘Hotel Marina Bay’ will be provided free of charge for one year, including lifestyle convenience services, vehicle-related services, and housekeeping services.

Lifestyle convenience services include guest rooms available for visitors or parties, and a casual restaurant offering a variety of breakfast menus. A dedicated trainer will be on-site to provide exercise consultations and operate a fitness center with various GX programs. Vehicle-related services include a limousine service offering free use of a ‘Mercedes-Benz Sprinter’ vehicle upon residents’ request, a car-sharing service allowing convenient vehicle rental through a designated platform within the complex, and a mobile car wash service providing basic and detailing washes at residents’ homes. Additionally, housekeeping helper services with professional home cleaning staff visiting units will be available. Services utilizing commercial facilities are also notable. The planned kids’ education facility ‘Jjaekakak-eo’ and the laundry service within the complex will offer special benefits to residents.

Moreover, a smart living system will be applied within the complex to enable residents to live more safely and conveniently. The smart home IoT system will allow one-pass control of voice commands via Giga Genie, opening of the main entrance door, elevator calls, emergency calls, and underground parking vehicle location checks. Residents will also benefit from various systems such as fine dust signal lights, security systems, solar power facilities, and energy-saving LED lighting systems.

A sales official stated, “The reason full furnished officetels, where residents can move in and start living immediately, attract high interest is that consumers desire a more convenient life,” adding, “Mokgam Station Progress, as the first prestige house in Mokgam, is drawing continuous attention because it offers full furnished officetels combined with hotel-style services.”
