On the 30th of last month, the Ministry of Land, Infrastructure and Transport announced at the Housing Policy Deliberation Committee (Jujeongsim) that all regulated areas in Daegu, except for Suseong-gu, will be fully deregulated.
When a regulated area is deregulated, the acquisition tax of 8% that two-homeowners had to pay under regulations will be reduced and applied at the same rate as one-homeowners, which is 1-3%. Also, in regulated areas, the loan-to-value ratio (LTV) for mortgage loans is limited to 50% for houses priced under 900 million KRW, but after deregulation, it can go up to 70%.
Meanwhile, it was announced that the model house for the 44-story residential-commercial complex apartment "The Sharp Dalseo Centello" will open on the 15th.
"The Sharp Dalseo Centello," supplied in the Bon-dong area of Dalseo-gu, Daegu Metropolitan City, is constructed by POSCO. It consists of two buildings with a total of 272 households and includes indoor golf practice facilities and a fitness center within the complex. All units are the highly preferred 4Bay layout with a net area of 84㎡, available in three types: A, B, and C.
A sales representative cited the view and location as the biggest advantages of "The Sharp Dalseo Centello."
"The Sharp Dalseo Centello" is a 44-story residential-commercial complex apartment, uniquely featuring commercial spaces up to the 3rd floor around the Bonrinegeori area. The 4th floor is designed as a community facility for residents, and the 5th floor is a refuge safety zone, so the actual apartment units start from the 6th floor. Especially due to the nature of a residential-commercial complex, the floor height is higher than that of a typical apartment, with the 6th floor height equivalent to the 8th floor height of a regular apartment.
Moreover, it is located at the southernmost part of the central commercial district where high-rise buildings can be constructed, allowing residents to enjoy an unobstructed southern view.
Additionally, the area around Waryong-ro in Dalseo-gu, Daegu, where "The Sharp Dalseo Centello" is located, is one of Daegu’s prominent emerging residential complexes with over 10,000 households. The opening of Seodaegu KTX has made travel to other regions more convenient, and its proximity to Namdaegu IC and Seongseo IC facilitates easy access to the Jungbu Inland Expressway branch. Furthermore, the three-dimensional transportation network including Guma-ro and Waryong-ro enables quick travel within and outside Daegu city, and the Daegu subway lines 1 and 2, passing through Jukjeon Station and Songhyeon Station, provide convenient transportation.
Excellent educational infrastructure is also established near the complex. Gamcheon Elementary School is located about 500 meters from the complex, and more than 20 elementary, middle, and high schools are within a 1.5 km radius. Additionally, Yeungnam University, Catholic University, and Keimyung University are located within approximately 5 km, providing a good educational environment for children.
Furthermore, Homeplus, large supermarkets, Keimyung University Dongsan Hospital, cultural facilities such as CGV and Lotte Cinema are located near the complex. Also, many parks such as Haksan Park and Duryu Park are developed nearby, allowing residents to enjoy a pleasant leisure life.
The model house for "The Sharp Dalseo Centello" is scheduled to open in July.
