Seoul City Approves Designation of Maintenance Area and Amendment of Maintenance Plan Proposal
[Asia Economy Reporter Kim Hyemin] The Cheongpa 2-ga area in Yongsan-gu, Seoul, will be reborn as a redevelopment project with a height of 25 floors and a scale of 700 households.
On the 10th, the Seoul Metropolitan Government held the 5th Urban Planning Committee On-site Delegated Subcommittee and announced on the 11th that it had amended and approved the designation of the redevelopment maintenance district, maintenance plan, and landscape review for Cheongpa 1 District in Yongsan-gu.
This district, located around 11-1, Cheongpa-dong 2-ga, Yongsan-gu, is adjacent to Sookmyung Women's University Station on Subway Line 4. Despite having excellent educational conditions and transportation environment due to the concentration of elementary, middle, and high schools nearby, including Sookmyung Women's University, it has long been recognized as an underdeveloped area due to poor residential conditions.
This maintenance district designation comes 18 years after it was designated as a maintenance scheduled district in 2004, and it is the first time since 2015 that a housing maintenance-type redevelopment district has been newly designated.
The area will have a total of 7 buildings, 25 floors, and 696 households. Considering the characteristics of the adjacent areas such as the university and subway station, reflecting the demand for 1-2 person households, 60% of the total number of households are planned as small housing units under 60㎡.
To resolve parking difficulties in the surrounding low-rise residential areas, 133 public parking spaces will be newly established underground. In addition, a public pedestrian passage will be planned within the complex, and the boundary area will be provided as green and pedestrian space by utilizing the front open space.
In particular, this district is adjacent to Cheongpa 2 District, which was selected last year as a rapid integrated planning redevelopment candidate site, so synergy effects such as infrastructure linkage and residential environment improvement are expected. Im In-gu, head of the Residential Maintenance Division, said, "We will continue to make multifaceted efforts to improve the residential environment of aging areas in Seoul and to ensure smooth housing supply."
