This Year's No.1 Subscription Savings Account 'Record High'... Which Regions Saw a Surge in No.1 Accounts?


The number of first-priority subscription savings accounts for housing this year has reached the highest level ever recorded in statistics. The regions with the largest increase in subscription accounts were the metropolitan areas of Gyeonggi, Seoul, and Incheon.


According to an analysis by real estate research firm Realtoday of data from the Korea Real Estate Board's Subscription Home as of October this year, the number of first-priority housing subscription savings accounts reached 14,429,228. This represents a 6.91% increase compared to the previous year and is the highest since the housing subscription savings account was introduced in 2009.


By region, the number of first-priority subscription accounts was highest in the following order: ▲Gyeonggi (3,988,551), ▲Seoul (3,675,855), ▲Incheon (799,717), ▲Busan (762,269), ▲Gyeongnam (658,967), and ▲Daegu (608,167).


Notably, the increase in the metropolitan area including Daejeon and Daegu among other metropolitan cities stood out. Over the past year (October 2020 to October 2021), the number of new accounts increased most in ▲Gyeonggi (433,173), ▲Seoul (334,588), ▲Incheon (111,008), ▲Gangwon (48,799), ▲Daejeon (48,247), and ▲Daegu (47,596), while Busan saw the largest decrease with 120,380 fewer accounts compared to the previous year.


It is analyzed that the number of prospective applicants holding subscription accounts is increasing year by year due to high demand for new housing despite insufficient supply. Since first-priority applicants residing in the relevant area have a higher chance of winning, subscription accounts are expected to be actively used in new housing complexes in regions with large increases in subscription accounts.


An industry insider explained, "As winning a subscription has become one of the residential ladders that can satisfy both actual residence and investment value, many people seem to be rushing to sign up for subscription accounts. However, since eligibility requirements vary depending on whether there are regulations in each region, it is advisable to carefully check individual conditions before applying to minimize disqualified wins."


With one month left in this year's sales market, demand for supply properties in regions such as Daegu, Gyeonggi, and Incheon, which have shown an increase in subscription accounts, is expected to grow.

Daewoo Construction plans to sell ‘Dongdaegu Prugio Briscent’ located in Hyomok-dong, Dong-gu, Daegu this month. It will be composed of 13 buildings ranging from 2 basement floors to a maximum of 16 floors above ground, with units sized 78 to 112㎡, totaling 794 households. Hyoshin Elementary School is within walking distance, and middle and high schools can be assigned within the two school districts and free school zones in Suseong-gu. It is also within walking distance to Dongdaegu Station Complex Transfer Center, and is close to Daegu Subway Line 1, KTX, SRT, and Dongdaegu Terminal.

Hyundai Engineering plans to sell ‘Hillstate Chowol Station’ in Ssangdong 4 District, Chowol-eup, Gwangju-si, Gyeonggi Province. The developer is Shin Young Real Estate Trust, and the trustee is LD Construction. It will consist of 15 buildings ranging from 3 basement floors to 20 floors above ground, with units sized 59 to 101㎡, totaling 1,097 households. Block 1 will have 8 buildings with 591 households, and Block 2 will have 7 buildings with 506 households. The nearby Gyeonggang Line Chowol Station allows travel to Pangyo Station in 4 stops and Imae Station in 3 stops.

DL E&C plans to sell ‘e-Pyeonhansesang Singok Park Prime’ located in Singok-dong, Uijeongbu-si, Gyeonggi Province. It will consist of 5 buildings ranging from 4 basement floors to a maximum of 35 floors above ground, with units sized 84㎡, totaling 650 households. Nearby are Balkok Elementary, Middle, and High Schools, and access to Uijeongbu Light Rail and Seoul Metropolitan Subway Line 1 at Hoeryong Station is convenient via Balkok Station. Uijeongbu Station on Line 1, located within 1.6 km, is also planned to be connected to the GTX-C line in the future, further improving transportation networks.

Hyundai Construction plans to sell ‘Hillstate Pyeongtaek The First’ in Seojeong-dong, Pyeongtaek-si, Gyeonggi Province. It will consist of 17 buildings ranging from 3 basement floors to a maximum of 15 floors above ground, with units sized 59 to 84㎡, totaling 1,107 households, of which 698 will be for general sale. This is the first branded large-scale apartment complex supplied in Seojeong-dong in 14 years. Within walking distance are Songtan Station on Subway Line 1, Jijang Elementary School, and Raon Middle and High Schools, and the Buraksan Trail is nearby.
