Seoul City Holds Subcommittee Meeting of the Metropolitan Construction Committee and Approves Amendments to District Unit Plan
Special Planning Zone Lifted and Individual Planning Guidelines Introduced

[Asia Economy Reporter Kim Hyemin] The area around Myeonmok Station on Seoul Subway Line 7 will be removed from the special planning zone, allowing for individual development.
Seoul City announced on the 24th that it held the 7th Urban and Architectural Joint Committee Delegated Subcommittee on the 23rd and approved a revised amendment to the Myeonmok Living Zone Central District Unit Plan.
The area in question is located at 102 Myeonmok-dong, Jungnang-gu, where Myeonmok Station is situated, served by Subway Line 7 and the planned Myeonmok Line (light rail). It functions as the central area of the Myeonmok living zone.
Considering local development conditions and residents' opinions, the city lifted the special planning zone designation around Myeonmok Station. Additionally, individual planning guidelines were introduced to encourage autonomous development. To revitalize the station area and support the living zone's central functions, medical facilities and cultural/assembly facility uses are recommended for the site.
Regulatory relaxations to promote development will also be implemented. The maximum development scale for land adjacent to side roads will be reduced from the existing 1,500㎡ to 1,000㎡, and the height plan will be changed to apply only the maximum height (24m) without a base height standard.
A Seoul city official stated, "This revision was made to reorganize the district unit plan reasonably, reflecting changes inside and outside the zone," adding, "The purpose is to strengthen the functions as a living zone center and to induce regional revitalization."
