The real estate market in the area undergoing transformation into a high-rise residential-commercial complex town is attracting high expectations. As a new skyline is formed in a prime location concentrated with various infrastructures, not only pre-sale rights for new residential-commercial complexes but also completed complexes are being traded at high prices.
In particular, as steep price increases continue in various parts of the area recently established as a residential-commercial complex town, this enthusiasm is growing even more. For example, in Suseong-gu, one of Daegu's representative affluent districts, high price increases are continuing mainly around Beomeo-dong, where many high-rise residential-commercial complexes are located.
As a result, housing prices around Daegu Station, where residential-commercial complex pre-sales have been active in recent years, are also fluctuating. Starting with 'Daegu Station Central Xi,' high-rise residential-commercial complexes such as 'Hillstate Daegu Station' (pre-sold in December 2019, 49 floors), 'Hillstate Dowon Central' (pre-sold in April 2020, 49 floors), and 'Hillstate Dalseong Park Station' (pre-sold in April 2021, 49 floors) have been consecutively launched, signaling a large-scale residential-commercial complex town.
Daegu Station, located in the heart of Daegu, is evaluated as an excellent location for forming a residential-commercial complex town due to its convenient transportation and well-equipped infrastructure including commercial facilities and cultural amenities.
According to the Ministry of Land, Infrastructure and Transport's actual transaction prices, the pre-sale right for 'Hillstate Daegu Station' with an exclusive area of 84㎡ in the Jung-gu area of Daegu was traded for 752.42 million KRW in March this year, showing an increase of about 233 million KRW compared to the pre-sale price.
For 'Daegu Station Central Xi' in Suchang-dong, Jung-gu, Daegu, which has already been occupied (moved in October 2017, 39 floors), the exclusive 84㎡A unit was traded for 743 million KRW in March this year, setting a new record high price.
Meanwhile, high-rise residential-commercial complexes near Daegu Station are currently being pre-sold, attracting high interest. Hyundai Engineering & Construction is currently pre-selling 'Hillstate Daegu Station First.' The complex consists of two blocks, and the first to be supplied, Hillstate Daegu Station First, is a 216-unit apartment complex with exclusive areas of 84㎡, ranging from 5 basement floors to 41 floors above ground. Commercial facilities called 'Hills Avenue Daegu Station First' will be developed on the 1st to 3rd floors above ground within the complex.
Hillstate Daegu Station First is equipped with various nearby infrastructures. First, Daegu Metro Line 1 Daegu Station and Line 3 Dalseong Park Station are within walking distance. Both lines are located in the center of Daegu, allowing convenient access throughout the city. Additionally, major roads such as Chimsan-ro, Taepyeong-ro, Sincheon-daero, and Gukchaebosang-ro are nearby, enabling smooth travel to and from downtown Daegu by car.
Furthermore, within a 1 km radius of the complex are Lotte Department Store Daegu Branch, E-Mart Chilseong Branch, and Seomun Market, providing convenient access.
