- Attention on 2,625-unit large complex 'Beonyeong-ro Centridge' in Jung-gu, Ulsan
- Private land resale restrictions implemented in provincial metropolitan cities... Popular as complexes not subject to resale restrictions before enforcement
The ‘Beonyeong-ro Centridge,’ supplied by the Hyundai Engineering consortium through the Ulsan Jung-gu B-05 district housing redevelopment project, is scheduled for subscription today, the 25th (Friday), attracting significant interest from many prospective buyers.
Beonyeong-ro Centridge is a large-scale apartment complex with 2,625 households, supplied by a consortium including Hyundai Engineering, Lotte Construction, Hyosung Heavy Industries, and Jinheung Enterprise. It consists of 29 buildings ranging from 3 basement floors to 25 above-ground floors, with a total of 2,625 units, of which 1,655 units are for general sale.
The complex is composed of five separate complexes, built in a structure surrounding Seodeokchul Park (approximately 23,000㎡ based on Ulsan Metropolitan City announcement) and the planned Boksan Elementary School. As it transforms into a large-scale complex of 2,625 households through a large-scale redevelopment project in Jung-gu, Ulsan, it is attracting attention as the next landmark.
In particular, the complex stands out as the last project not subject to resale restriction regulations before their enforcement, and 60% of the interim payment loans are offered interest-free. The resale restriction period is six months, and resale is possible before the first interim payment. Due to the amendment of the Housing Act Enforcement Decree, which extends the resale restriction period in metropolitan cities to the time of ownership transfer registration, effective from the 22nd of this month, it is expected that many subscription accounts will flock to this last project before the regulations.
The complex consists entirely of small to medium-sized floor plans preferred by actual residents. Especially, small to medium-sized units ranging from 59 to 84㎡, known as niche floor plans between medium and small sizes, account for 93.6% of the total. Also, as a large-scale apartment complex with 2,625 households, community facilities such as fitness and GX rooms, a small library, and study rooms will be provided throughout the complex. Additionally, facilities favored by current residents such as a swimming pool (in the 5th complex), daycare centers (in the 2nd, 3rd, 4th, and 5th complexes), and screen golf (in the 1st, 2nd, 3rd, and 4th complexes) will be offered, further enhancing residential satisfaction.
Moreover, various specialized designs will be applied, including an integrated wall pad linked with the home network, unmanned parcel lockers, parking control systems, and a one-pass system for the main entrance linked with smartphones.
It also features a clean solution to reduce fine dust. To block fine dust entering from outside the unit, HEPA filters are applied to the ventilation system inside the units, and an optional entrance air shower system is available to remove and shake off fine dust adsorbed from outside, helping maintain comfortable indoor air quality. In the kitchen, a lower air supply system is applied to quickly remove fine dust and odors, ensuring a comfortable living environment in every space within the complex.
Furthermore, Beonyeong-ro Centridge is expected to be a ‘landscaping-specialized complex’ with about 35% of the area dedicated to landscaping. The complex will feature landscaping designed with the ‘Garden Ring’ concept. Around the community promenade (walking path) connecting the five complexes, a rich landscaping environment will be provided. Walking along the approximately 1.5 km promenade, residents can enjoy healing gardens composed of resting gardens, exercise gardens, and children’s playgrounds, allowing easy leisure and strolls within the complex.
Beonyeong-ro Centridge will hold the first subscription on the 25th (Friday), the second subscription on the 28th (Monday), with the announcement of winners on October 8th (Thursday), and the official contract period from October 19th (Monday) to 23rd (Friday) for five days.
Meanwhile, to prevent the spread of COVID-19, Beonyeong-ro Centridge is operating a cyber model house.
