‘Geomdan New Town Prugio The Park’ recorded a 50:1 ratio in the discretionary supply subscription for three units of exclusive area 99㎡B on the 28th (Friday), raising expectations for a complete sell-out. Contract signing will take place at the model house from 10 a.m. to 12 p.m. on the 8th (Saturday).


Located in the AA28 block area of Geomdan New Town, Seo-gu, Incheon, ‘Geomdan New Town Prugio The Park’ will be built with 13 buildings ranging from 5 basement floors to 20 above-ground floors, totaling 919 units with exclusive areas ranging from 84 to 99㎡.


Geomdan New Town, where the complex is located, is planned to have an extension of Incheon Line 1, Geomdan extension line, stretching a total of 6.825 km from Gyulhyeon-dong, Gyeyang-gu, Incheon to Geomdan New Town, Seo-gu. Once the extension line, scheduled for 2025, opens, road traffic congestion between northern Incheon, Gimpo, and Seoul is expected to ease significantly, greatly improving accessibility to Seoul.


Meanwhile, ‘Geomdan New Town Prugio The Park’ attracts attention by offering valuable medium-to-large sized units. This year, the supply volume of units exceeding 85㎡ exclusive area in Incheon is 2,458 units, of which Seo-gu accounts for only 854 units. Compared to 12,205 units in the 60 to 85㎡ range during the same period, this is an extremely low figure.


A sales official said, “In the case of ‘Geomdan New Town Prugio The Park,’ the price ceiling system is applied, making it possible to purchase a home at a reasonable price compared to market prices,” adding, “As Daewoo Engineering & Construction, a major brand, is in charge of construction, and with location and specialized design all in place, the complex is expected to form a premium in the future.”


‘Geomdan New Town Prugio The Park’ allows resale of the pre-sale rights until move-in after three years from the initial occupant selection date (announcement of winners). For this complex, resale will be possible after November 21, 2027, which is three years after the announcement date (November 20, 2024). The scheduled move-in date is December 2027, and the designated move-in period is generally set at 60 days (planned). Resale before move-in can reduce acquisition tax and there is no residency obligation, thus no balance payment burden.


The complex is rich in living infrastructure. It is within walking distance to Wanjeong Station on Incheon Line 2. Within a 1 km radius of the complex are Majon Middle School and Geomdan High School, and especially Majon Elementary School is located within 500 meters, allowing for walking school commutes. Various commercial facilities, hospitals, banks, as well as large marts such as Lotte Mart (Geomdan branch) and E-Mart (Geomdan branch) are also available.
