Wirye Single-family Housing Sites Sold by Private Contract on a First-come, First-served Basis
On November 14, the Seoul Housing and Communities Corporation (SH) announced that it will offer parcels of land for multi-family housing and single-family housing (Hanok) in the Eunpyeong District, as well as land for mixed-use development and single-family housing in the Wirye District. Support and convenience facility sites in the Magok District will be sold on a first-come, first-served basis.
The Eunpyeong multi-family housing site (Block 3-13) and the Wirye mixed-use site (E1-1) are rare residential development sites within Seoul, and are expected to attract high competition among developers bidding for them.
Eunpyeong Multi-family and Single-family Housing Sites: Applications Accepted via Onbid Starting November 19
The Eunpyeong multi-family housing development site, Block 3-13 (22,987.2 square meters), is adjacent to Bukhansan National Park and is surrounded by a large neighborhood park, providing a pleasant residential environment. The expected supply price is 14.45 billion won, and the site will be allocated by lottery.
Within a 1-kilometer radius, there is the Eunpyeong District Residents’ Sports Center, and within a 1.5-kilometer radius, Eunpyeong St. Mary’s Hospital and Lotte Mall, offering high convenience for daily life. Projects such as the National Museum of Korean Literature and the Eunpyeong Arts Village are also underway in the area.
The single-family housing site (Hanok) consists of a few remaining plots within Eunpyeong Hanok Village, making it highly scarce and allowing residents to enjoy the tranquil atmosphere of the Hanok Village. The area of each plot is 329.9 square meters, with an expected supply price of 1.5 billion won, and will also be allocated by lottery.
Applications for land in the Eunpyeong District will be accepted via the electronic asset disposal system ‘Onbid’ from 10:00 a.m. on November 19 to 4:00 p.m. on November 21. The lottery is scheduled to take place on November 24.
Wirye District Mixed-use Site Re-offered with Improved Project Feasibility
The Wirye District mixed-use site E1-1 (20,631 square meters) is being re-offered after improving project feasibility through changes to the district unit plan, such as increasing the residential floor area ratio and adjusting the exclusive area. This site has been in high demand since the beginning of the year.
Bidding for Wirye E1-1 will be conducted via ‘Onbid’ from 10:00 a.m. on December 11 to 5:00 p.m. on December 15. The expected supply price is 26.13 billion won, and the site will be allocated through competitive bidding.
The site boasts excellent educational infrastructure, with Wirye Sol Elementary and Middle Schools within 500 meters, and Deoksu High School within 1 kilometer. The Wirye Line (tram) is scheduled to open in the second half of 2026, which will improve access to Macheon Station on Subway Line 5 and Namwirye Station on Line 8. The proximity to Cheongnyangsan Mountain, Jangji Stream, and parks also ensures a pleasant natural environment.
Single-family housing sites (for residential use only and mixed-use with stores) located across from E1-1 will also be offered. The expected supply price for residential-only plots (294-312 square meters) is 1.9-2.1 billion won, and for mixed-use plots (215-245 square meters) is 1.6-2.1 billion won. These will be sold by private contract on a first-come, first-served basis.
Magok Support and Convenience Facility Sites Also Offered on a First-come, First-served Basis
SH will also offer six parcels in the Magok Urban Development District on a first-come, first-served basis, including one support facility site and five convenience facility sites.
The sites and supply prices are as follows: Support facility site 14-3 (782-2 Magok-dong) at 8.5 billion won; Convenience facility site 3 (742 Magok-dong) at 61.2 billion won; Convenience facility site 6 (around 748-1 Magok-dong) at 53 billion won; Convenience facility site 9 (749-5 Magok-dong) at 5.9 billion won; Convenience facility site 12 (749-6 Magok-dong) at 5.9 billion won; and Convenience facility site 13 (around 810 Magok-dong) at 6.9 billion won.
The support facility site can be used for neighborhood living facilities (types 1 and 2), cultural and assembly facilities, and sports facilities. The convenience facility sites can be used for the same purposes as the support facility site, as well as for retail, educational and research facilities, office buildings, and hospitals.
All supply sites in the Magok District are eligible for a ‘brokerage incentive.’ If a contract is signed within this year, a certain amount of incentive will be paid to the real estate agent who facilitated the land sale.
