The easing of regulations is bringing a fresh breeze to the real estate market in Daejeon. In particular, for private sale complexes, the resale restriction period has been significantly reduced to 6 months, leading to an increase in the trading of pre-sale rights and heightened interest from buyers in complexes currently on sale.
According to data from the Korea Real Estate Board, the number of apartment pre-sale right transactions in Daejeon increased by 60%, from 45 cases in March to 72 cases in April. This indicates that the effect of the eased resale restrictions is beginning to show. Considering that the number of apartment pre-sale right transactions in Daejeon registered in the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system (including brokerage and direct transactions) reached 130 cases in May, it is analyzed that the number will increase further in the future.
The apartment sales supply-demand index is also steadily rising. The sales supply-demand index in Daejeon, which fell to 70.5 in December last year, slightly rose to 77.4 in March this year, and then sharply increased to 84.8 in May. Since a higher index indicates more people wanting to buy houses, this suggests that the market is recovering.
As the real estate market in Daejeon warms up and pre-sale right transactions become more active, buyers’ interest is gathering around complexes currently on sale. In fact, ‘Forena Daejeon Hakha’ and ‘Doan Umirin Trishade,’ which were recently sold out in Daejeon, clearly reflect the market sentiment.
A real estate expert said, “Daejeon is showing a faster market recovery than other regions as 241 unsold houses were cleared in April,” adding, “Especially, complexes where resale restrictions are lifted are attracting both actual buyers and investors, as they can aim for capital gains after market recovery with a small investment.”
It is also reported that demand has surged for ‘e-Pyeonhansesang Daejeon Station Centum Vista,’ located near Daejeon Station, a representative central area of Daejeon. This is because resale of pre-sale rights is possible before move-in, and the contract conditions are exceptional.
‘e-Pyeonhansesang Daejeon Station Centum Vista’ is located in the Samsung-dong area of Dong-gu, Daejeon Metropolitan City, consisting of 4 buildings ranging from 5 basement floors to a maximum of 39 floors above ground, with 400 apartment units and 25 officetel units. Both apartments and officetels are supplied with a preferred exclusive area of 84㎡.
The complex is currently conducting first-come, first-served contracts with designated buildings and unit numbers, and continuous inquiries from buyers who are carefully selecting properties amid the nationwide unsold housing situation are ongoing.
‘e-Pyeonhansesang Daejeon Station Centum Vista’ allows anyone aged 19 or older to contract regardless of residence area, home ownership status, or subscription savings account ownership, whether they are household heads or members. Among the remaining units, buyers can directly select their desired building and unit number on a first-come, first-served basis.
Various financial benefits also play a role. The complex has minimized the loan burden by lowering the usual 60% interim payment ratio to 20%, and offers an interest-free interim payment benefit where the project entity pays the loan interest on behalf of the contract holders.
In addition, a deferred interim payment benefit (Zero Financial Burden Plan) is provided for buyers who find it difficult to get loans due to strict qualification requirements. Under this condition, buyers only need to pay 5% of the contract deposit and 2% of the first interim payment, and can defer the remaining interim payments without late fees until move-in.
