‘Uijeongbu Gosan Sujain DSTIG’, which will mark the end of the development of the Gosan district, a new residential town in Sinheung, Uijeongbu-si, Gyeonggi Province, began move-in last May. The complex offers excellent living conditions in the Gosan district, which is in the final stages of infrastructure development, and is attracting attention for its high rarity value amid the nationwide decline in the designation of new housing districts.
Housing districts where various infrastructures such as transportation, education, lifestyle, and nature are systematically developed are well-maintained residential environments preferred by many homebuyers. In particular, complexes like Uijeongbu Gosan Sujain DSTIG, which move in during the final stages of district development, can immediately use most infrastructures unlike early move-in complexes, offering superior convenience in daily life.
According to the Ministry of Land, Infrastructure and Transport’s Land Information System, a total of 80 housing districts covering 93,321㎡ nationwide were completed over the past five years from 2018 to 2022. Compared to the previous five years, the number decreased by 52 districts and the area by 84,778㎡, increasing the rarity of housing districts.
Above all, public housing districts are subject to the price ceiling system, so they are supplied at reasonable prices compared to surrounding market prices, allowing for expectations of high premium formation in the future. Uijeongbu Gosan Sujain DSTIG was also priced lower than the local market price at the time of sale, and even if the house price rises to a level similar to the current Gosan district market price, residents can enjoy a certain level of capital gains.
For example, according to the Ministry of Land, Infrastructure and Transport data, an 84㎡ unit in ‘Uijeongbu Gosan Daebang Nobleland Edupark’ was sold for 655 million KRW (25th floor) in March this year. The 84㎡ unit in Uijeongbu Gosan Sujain DSTIG was supplied at a maximum price of 420 million KRW, and some residents expect a premium of over 100 million KRW to form in the future.
A real estate official said, “Among the top 10 complexes with the highest subscription competition rates until May this year, seven are apartments in housing districts, showing the strong popularity of housing districts among homebuyers,” adding, “The Gosan district in Uijeongbu, which is in the final stage of development, is expected to maintain steady housing demand as it is close to Seoul and has well-established living infrastructure within the district.”
Meanwhile, Uijeongbu Gosan Sujain DSTIG, developed on three blocks (C1, C3, C4) of the Gosan district, was constructed by Hanyang Co., Ltd. (C4 block) and Boseong Industry Co., Ltd. (C1, C3 blocks), comprising a total of 2,407 households with exclusive areas ranging from 69 to 125㎡.
Uijeongbu Gosan Sujain DSTIG is the largest branded complex in the Gosan district, attracting attention as the next flagship apartment with excellent product quality, diverse community facilities, and state-of-the-art systems. The complex layout mainly faces southeast and southwest, applying a 4-bay slab-type structure design to all units for excellent lighting and ventilation, and boasts a pleasant environment with spacious distances between buildings. Storage spaces such as entrance closets, dressing rooms, and pantries are maximized by type to enhance residential satisfaction.
Community facilities are individually created according to the characteristics of each block, allowing residents to use the facilities comfortably. Various spaces such as an indoor golf practice range, fitness facilities, GX room, and multipurpose gymnasium (C3, C4) are provided. On the ground, there is a children’s playground that stimulates curiosity and imagination, a Kids Mom Center (C3, C4) where children can use indoor play spaces, and a garden caf? (C3, C4) for relaxing, all receiving favorable reviews.
In addition, the residents-only smart home system ‘Sujain Life’ is applied, enabling elevator calls, lighting, heating, ventilation system control, and gas shutoff through a smartphone app. Moreover, AI speakers allow not only lighting control but also various convenience functions, and the Six Zone system, which creates a clean living environment by reducing fine dust, is also applied.
A resident of Uijeongbu Gosan Sujain DSTIG said, “Most convenience facilities are available within the Gosan district, and the living environment is pleasant, so I am satisfied even though it is the early stage of move-in,” adding, “With many development benefits such as the nearby Tapseok Station on Line 7, the creation of Rhythm City, and the establishment of a legal town, I expect the value to increase.”
